Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Lagos shortlet yields: running the real numbers

How to estimate occupancy, platform fees, power, cleaning and management costs to see what a Lagos shortlet earns, with a worked example against a long let.

The short answer

A Lagos shortlet's yield is what is left after occupancy gaps, platform fees, power, cleaning, service charge, management and repairs, divided by what the flat cost. Platform fees alone can be large: Airbnb moved almost all hosts outside the European Economic Area to a host-only fee of about 15.5% from 17 September 2026, according to a host-software guide. In our worked example the shortlet only beats a long let when occupancy is well above 50%, and estate-level shortlet bans are a real risk.

Shortlet listings in Lekki, Ikoyi and Victoria Island often quote nightly rates that make a 15 per cent yield look easy. The gap between the nightly rate and what reaches your account is wide, and owners abroad tend to discover it after the purchase. This guide builds a simple model you can fill in with your own figures. All numbers below are labelled examples, not market data or advice.

The market context

BusinessDay reported on 19 March 2026 that the Lagos shortlet market's growth was slowing, with 2025 revenue estimated at ₦281.03bn and a 2026 projection of about ₦285.5bn. It also reported that Banana Island halted shortlets in February 2026 on security grounds and that a market report warned similar restrictions could follow in Ikoyi, Victoria Island and Lekki Phase 1. Demand is seasonal: Cowrywise's 2025 Detty December report put December hospitality and accommodation spending at ₦175.5bn, and Radio Nigeria reported in December 2025 that some hotel and bar prices were almost three times normal rates. A model built on December prices all year will overstate income.

The inputs you need

Average daily rate
The real average across the year, including discounts and low season, not the December rate.
Occupancy
Nights booked divided by nights available.
Platform fee
Airbnb's host-only fee is about 15.5% for most hosts outside the EEA from 17 September 2026, according to Hospitable (20 September 2026); check Airbnb's own help page and your listing.
Power
Grid bills plus diesel or solar running and maintenance.
Cleaning and laundry
Per turnover, plus consumables.
Service charge
Estate charge for security, water, waste and common areas.
Management
Commonly a percentage of revenue if you use a manager.
Repairs and replacement
Linen, appliances, furniture wear faster with guests.

Worked example

Example only. A two-bedroom flat bought for ₦150,000,000. Average daily rate ₦90,000. Manager takes 15% of gross. All costs are invented for illustration.

Line50% occupancy (180 nights)65% occupancy (237 nights)
Gross bookings₦16,200,000₦21,330,000
Platform fee at 15.5%−₦2,511,000−₦3,306,150
Manager at 15% of gross−₦2,430,000−₦3,199,500
Power (grid, diesel, solar upkeep)−₦2,400,000−₦2,800,000
Cleaning and laundry−₦1,000,000−₦1,300,000
Service charge−₦1,500,000−₦1,500,000
Internet and TV−₦360,000−₦360,000
Repairs and replacements−₦800,000−₦800,000
Net operating income₦5,199,000₦8,064,350
Yield on ₦150m3.47%5.38%

For comparison, a long let of the same flat at an example ₦9,000,000 a year, with a 10% management fee (₦900,000) and ₦500,000 of owner repairs, leaves ₦7,600,000, a 5.07% yield, with far less work and vacancy risk. In this example the shortlet needs occupancy above roughly 60% to beat the long let. Your figures will differ; the structure is what matters.

Sensitivity: the rate matters as much as occupancy

Keep the example costs fixed and cut the average daily rate by ₦10,000 to ₦80,000 at 50% occupancy. Gross bookings fall to ₦14,400,000, the platform fee to ₦2,232,000 and the manager's share to ₦2,160,000. With the other costs unchanged at ₦6,060,000, net income drops to ₦3,948,000, a 2.63% yield. A modest fall in the rate, which is common as new units come onto the market, removes almost a quarter of the income. Run your own numbers at a low, middle and high case before you buy, and decide in advance at what point you would switch to a long let.

What the yield leaves out

  • Tax on rental income in Nigeria and in your country of residence.
  • Furnishing cost at the start, often a large one-off sum.
  • Months of zero income if the estate restricts shortlets.
  • Currency: a 5% naira yield can turn negative in pounds or dollars if the naira weakens.

Checks before you buy for shortlet

  1. Ask the estate or residents' association in writing whether shortlets are allowed, and whether rules are changing.
  2. Get 12 months of real booking data from comparable units, not screenshots of peak weeks.
  3. Price power properly; it is often the largest cost after fees.
  4. Confirm insurance. Airbnb says its AirCover for Hosts, with host damage protection up to $3m, is not a substitute for personal insurance.
  5. Decide who manages: a professional manager with a written contract, or a relative.

The operating rules and how guest money flows back to you are in running a Lagos shortlet from abroad. Service charges are covered in estate service charges in Lagos, and the Nigeria-side guide to shortlet bookkeeping and tax covers records.

Where Pryme fits

Shortlet costs are paid in naira and income often arrives in mixed currencies. A Pryme account holds NGN, USD, GBP and EUR, so you can pay the cleaner and the diesel supplier in naira and keep verifiable statements for your tax records.

Questions people ask

What yield does a Lagos shortlet make?

It depends on occupancy and costs. In our worked example a flat at 50% occupancy yields about 3.5% after costs, and about 5.4% at 65%.

How much does Airbnb charge hosts in Nigeria?

A host-software guide says Airbnb moved almost all hosts outside the EEA to a host-only fee of about 15.5% from 17 September 2026. Check Airbnb's own help page for your listing.

Is a shortlet better than a long let in Lagos?

Only if occupancy is high enough to cover fees, power and management. In our example the shortlet needed above about 60% occupancy.

Can my estate ban shortlets?

Estates can restrict them. BusinessDay reported that Banana Island halted shortlets in February 2026.
