Ten years, one trunk

The business has changed shape four times and never changed what it was rooted in. Each version was built out of what the last one could not do.

2018OjirehPrime Card

2020Microfinance bank

2023Multicurrency

More than one currency on one balance, and the rebrand to Pryme. A Nigerian business could hold dollars without holding a second institution.

2026Agentic operations

Accounts that do the work rather than only hold value. Five agents on the account, inside a policy you write — which is where the new mark starts.

Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Running a Lagos shortlet from abroad: rules and money flow

What rules apply to a Lagos shortlet run from abroad, where estate bans and taxes stand, and how bookings, cleaning, caution deposits and payouts can work.

The short answer

As at October 2026 we found no Lagos law that creates a dedicated shortlet licence; the rules that bite are your title or lease terms, estate rules (Banana Island banned shortlets in February 2026), LASRERA registration for any property manager you hire, and tax. Money should flow from guest or booking platform to your own account, with the co-host paid a fixed fee and cleaning and utilities paid against receipts.

Shortlets in Lekki, Victoria Island and Ikeja are popular with Nigerians abroad who own or lease a flat and want it earning while they are away. The rules are less settled than many guides suggest, and the money side is where owners lose control. This article sets out what we could confirm about the rules, what is still unclear, and a money flow that keeps you in charge.

The rules, as far as they are confirmed

No dedicated shortlet licence found

We did not find a Lagos State law or published guideline creating a specific registration or licence for shortlet apartments as at October 2026. A Lagos tenancy bill was before the House of Assembly in 2026, but reports we read did not mention shortlets. Check with the Lagos State Ministry of Tourism and LIRS before you start, because this may change.

Estate and building rules

BusinessDay reported in March 2026, citing Edala Development's Lagos Shortlet Market Report 2025, that shortlet operations were banned in Banana Island in February 2026 over security concerns, and that the report's author expected restrictions could spread to Ikoyi, Victoria Island and Lekki Phase 1. Many estates and buildings have their own rules. Read your deed, sub-lease or tenancy agreement and the estate's by-laws: if you are a tenant, subletting usually needs the landlord's written consent.

Property managers

If you hire a co-host or management company, the LASRERA Law 2022 requires property and facility managers in Lagos to register and hold a permit, and keep a separate client account (Famsville analysis, May 2022).

Tax

Rental income is taxable. LIRS has said the Hotel Occupancy and Restaurant Consumption Law imposes a 5% consumption tax on goods and services consumed in hotels, restaurants and event centres, with owners acting as collecting agents (TechEconomy, October 2023); that report does not mention shortlets, so whether it applies to yours is unconfirmed. Ask LIRS or a tax adviser. Your country of residence may also tax this income; see your local tax authority.

For setup steps from inside Nigeria, see starting a hotel or shortlet in Lagos.

A money flow that keeps you in control

  1. Bookings. Platform payouts or direct guest transfers go to an account in your name, never the co-host's.
  2. Caution deposits. Held in your account and refunded by you after the co-host's checkout report; see shortlet caution deposits.
  3. Co-host fee. A fixed fee per booking or a percentage of booking revenue, paid by you after each stay or monthly.
  4. Cleaning and laundry. Fixed per turnover, paid against a photo checklist.
  5. Utilities and service charge. Electricity tokens, diesel, internet and estate dues paid directly where possible, or from a capped float the co-host accounts for weekly.
  6. Repairs. Approval above an agreed ceiling.

Worked example

Example only: a one-bed in Lekki earns ₦1,800,000 in a month (18 nights at ₦100,000). Costs: co-host 15% = ₦270,000; nine cleans at ₦15,000 = ₦135,000; electricity and diesel ₦250,000; internet ₦30,000; estate dues ₦60,000. Total costs ₦745,000. Net before tax: ₦1,800,000 − ₦745,000 = ₦1,055,000.

Item₦
Booking revenue1,800,000
Co-host (15%)270,000
Cleaning (9 × 15,000)135,000
Power250,000
Internet30,000
Estate dues60,000
Net before tax1,055,000

The figures that move this result most are occupancy and power. Two fewer bookings a week, or a month of heavy diesel use, can halve the net. Ask your co-host for occupancy and power spend separately in every report, so you can see which one changed.

Choosing a co-host

The co-host is the business. Before you hand over keys, ask for:

  • Their LASRERA registration and CAC details.
  • Two or three flats they already run, with owner references you call yourself.
  • A sample monthly report and a sample cleaning checklist.
  • Their response time for guest problems at night, and who covers when they travel.
  • A written agreement on fee, float, spending ceiling, guest vetting and how either side ends it.

Avoid arrangements where the co-host lists the flat under their own account and pays you "what is left". You lose sight of bookings, prices and guests.

Running it remotely

  • Smart lock or key box, with codes changed per guest.
  • A written house manual and guest ID check on arrival, which many estates require.
  • An inventory with photos, refreshed quarterly.
  • A weekly report: bookings, occupancy, issues, float spent.
  • Insurance that covers short-term letting; ask your insurer, and see insuring Nigerian property from abroad.

What to check first

  1. Does your title, lease or estate allow shortlets?
  2. Is your co-host registered with LASRERA?
  3. What tax will you owe in Nigeria and where you live?
  4. Does every payment land in an account in your name?

Where Pryme fits

With a Pryme Personal Account you can receive naira guest payments and hold them beside your other currencies, converting with Swap when you choose. Verifiable receipts help with guests and your tax records. If the flat is in a Spaces sector and run through a Pryme Business Account, it may be able to join Spaces as a Hotels & Shortlets merchant.

Questions people ask

Do I need a licence to run a shortlet in Lagos?

We found no dedicated Lagos shortlet licence as at October 2026. Check your title or lease, estate rules, LASRERA registration for any manager, and tax with LIRS.

Are shortlets banned in Lagos estates?

Banana Island banned shortlets in February 2026, as reported by BusinessDay. Other estates have their own rules, so check before listing.

Who should receive shortlet payments?

You, into an account in your name. Pay the co-host a fixed fee or percentage after each stay or monthly.

Do I pay tax on Lagos shortlet income if I live abroad?

Rental income is taxable. Ask LIRS or a tax adviser about Nigerian tax, and your country's tax authority about tax where you live.
