Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

United Kingdom

Running an Abuja shortlet from the UK: costs and occupancy

The costs of running an Abuja shortlet from the UK, how to measure occupancy, and a worked example comparing it with a yearly let.

The short answer

An Abuja shortlet earns more than a yearly let only if occupancy stays high enough to cover its much larger running costs: platform fees, cleaning, power, internet, service charge, a host and furnishing wear. In our worked example a two-bedroom flat in Jabi at ₦90,000 a night and 55% occupancy nets about ₦6.2 million a year, less than the ₦9 million median asking yearly rent there; at 70% it nets about ₦10.1 million.

Shortlets are visible everywhere in Abuja, from Wuse and Jabi to Gwarinpa, and many are owned by Nigerians abroad. The appeal is clear: nightly rates that look far higher than a yearly rent. The catch is that a shortlet is a small hospitality business, with costs every month whether guests come or not. Run from the UK, the numbers have to be tight.

The costs a shortlet carries

  • Booking platform fees, if you list on a booking site; check each platform's own fee page.
  • Cleaning and laundry after every stay.
  • Electricity tokens and backup power, which in a shortlet you pay rather than the tenant.
  • Internet and TV subscriptions, which guests expect.
  • Estate service charge and any security levy.
  • A host or caretaker to check guests in, handle problems and inspect after checkout.
  • Consumables and repairs: toiletries, bulbs, small appliances.
  • Furnishing replacement, because furniture, linen and appliances wear out faster than in a yearly let.
  • Tax and compliance in Nigeria and, if you are UK resident, in the UK.

Measuring occupancy properly

We found no official occupancy statistics for Abuja shortlets as at October 2026. Figures quoted by agents or social media are usually best-case. Measure your own:

  1. Occupancy rate = nights booked ÷ nights available. A flat booked 17 nights in a 31-day month runs at about 55%.
  2. Average nightly rate = room revenue ÷ nights booked, after discounts.
  3. Revenue per available night = room revenue ÷ nights available, the single best figure for comparing months.
  4. Average length of stay, since many short stays mean more cleaning per naira earned.

Before buying or furnishing, ask the agent or a current host for 12 months of booking calendars, not a single good month. Abuja demand can move with the political calendar, conferences and the festive season.

A worked example

Example only: a furnished two-bedroom flat in Jabi at ₦90,000 a night. Every cost line is an assumption to replace with real quotes.

Line (example)At 55% occupancyAt 70% occupancy
Nights booked a year200.75255.5
Room revenue at ₦90,000₦18,067,500₦22,995,000
Platform fee at 15%−₦2,710,125−₦3,449,250
Cleaning, ₦15,000 per stay (70 / 89 stays)−₦1,050,000−₦1,335,000
Power and backup, ₦250,000 a month−₦3,000,000−₦3,000,000
Internet and TV, ₦60,000 a month−₦720,000−₦720,000
Service charge−₦1,200,000−₦1,200,000
Host, ₦150,000 a month−₦1,800,000−₦1,800,000
Consumables and repairs−₦600,000−₦600,000
Furnishing reserve−₦800,000−₦800,000
Net before tax₦6,187,375₦10,090,750

For comparison, Ownkey's rent index for Q3 2026 (median asking rents on its own listings) puts a two-bedroom flat in Jabi at about ₦9 million a year, with Wuse 2 at ₦15 million and Gwarinpa at ₦4.5 million. A yearly tenant usually pays their own power and service charge. In this example, the shortlet beats the yearly let only at roughly two-thirds occupancy (about 66%), and it takes far more management.

Raising occupancy without cutting the rate

  • Longer-stay discounts for weekly and monthly guests, such as consultants and families visiting for the holidays, reduce cleaning per naira earned.
  • Reliable power and internet, stated plainly in the listing, are what business guests check first.
  • Fast replies. A host who answers enquiries within minutes converts more of them.
  • Repeat guests. Keep a list (with consent) and offer direct rebooking.
  • Accurate photos. A listing that matches the flat earns better reviews than one that oversells it.

Track revenue per available night month by month. If it falls for three months running while the nightly rate holds, the problem is visibility or reviews, not price, and the fix is in the listing and the guest experience.

Running it from London

  • Use a host with a written agreement covering check-in, cleaning standards, damage reporting and how they are paid.
  • Keep keys, smart locks and the guest list under your control.
  • Take a caution deposit on direct bookings and set out refund rules; see shortlet caution deposits.
  • If you list on Airbnb, keep payments on the platform. Airbnb's help centre warns that requests to pay outside Airbnb may be fraudulent and that off-platform bookings breach its terms.
  • Check FCT and estate rules before letting by the night; see starting a shortlet in Abuja.

Rental income is taxable in the UK if you are UK resident; see UK tax on Nigerian rental income, which applies equally to Abuja. For a Lagos version of this decision, read owning a Lagos shortlet from the UK.

Where Pryme fits

A Pryme Business Account can be opened from the UK to receive direct bookings in naira and hold pounds. Hotels and shortlets are one of the sectors in Spaces, Pryme's merchant ecosystem, which is a pilot in Lagos, Abuja and Port Harcourt; a shortlet with a Pryme Business Account can apply to join. Guests and the host can be sent verifiable receipts through VerifyDoc.ai.

Questions people ask

Is shortlet business profitable in Abuja?

It can be, but only at high occupancy. In our worked example the shortlet nets less than a yearly let at 55% occupancy and more at 70%.

What is a good occupancy rate for a shortlet?

Work out your own break-even. In our example a Jabi two-bed needed about 66% occupancy to beat a yearly let.

How much is rent for a 2-bedroom flat in Abuja?

Ownkey's Q3 2026 index shows median asking yearly rents of about ₦9 million in Jabi, ₦15 million in Wuse 2 and ₦4.5 million in Gwarinpa for two-bedroom flats.

Can I run an Abuja shortlet from the UK?

Yes, with a reliable host, written agreements, payments kept on a business account or the booking platform, and monthly reporting.
