Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Hiring a property manager in Nigeria from South Africa

What a Nigerian property manager should handle, the agreement terms to insist on, and practical ways to keep watch on rent and repairs from South Africa.

The short answer

A Nigerian property manager should find and vet tenants, collect rent into a separate client account, arrange repairs within a set limit and send you regular statements. In Lagos, managers fall under the LASRERA Law 2022, which requires registration and a separate client account. Put the fee basis, payment date, repair ceiling and reporting duties in a written agreement, and check the statements against the tenancy agreement yourself.

What a manager is for

If you own a flat in Lekki, a duplex in Abuja or a family house in Enugu and live in South Africa, someone has to deal with tenants, repairs and rent on the ground. Relatives often do it for free, which can work until a disagreement or a missing payment strains the family. A paid manager brings a contract, records and a duty to account to you. The trade-off is the fee and the need to supervise from another country.

The law in Lagos

Lagos is the one state with a dedicated real estate regulator. Famsville Solicitors' analysis of the LASRERA Law 2022 on Mondaq notes that real estate dealers must register with the Authority, that they must keep client money in a separate client account (section 26), and that the Authority can receive and investigate complaints and appoint a mediator. Before signing, check the manager on LASRERA's Search for Agents tool or have your lawyer confirm registration. Outside Lagos there is no equivalent state regulator described in the sources we checked, so the written agreement carries even more weight there.

What a good manager should do

  • Letting: market the property, show it, vet tenants (employment letter, references, ID) and prepare the tenancy agreement for your approval.
  • Rent collection: collect rent into a client account, issue receipts to the tenant and pay you on a fixed date.
  • Repairs: get quotes, use reliable tradespeople, send before and after photos and stay under an agreed spending limit.
  • Bills and charges: pay or check the Land Use Charge (in Lagos), estate dues and any service charges, and tell you when they are due.
  • Inspections: visit on a schedule and after a tenant leaves, with dated photos or video.
  • Notices: serve rent reminders and, on your instruction, the correct notices if a tenant must leave.
  • Tax: where a company tenant deducts withholding tax from rent, collect the tax credit note for you.

Agreement terms to insist on

TermWhat to write
FeeA percentage of rent actually received, not rent due, plus any separate letting fee
Payment dateRent net of fees and approved costs paid to you within a fixed number of days of receipt
Repair ceilingA naira amount above which the manager needs your written approval
StatementsMonthly or quarterly statement with receipts for every deduction
Client accountRent held in a client account in the firm's name, never a staff member's personal account
Tenant contactYou receive the tenant's name, phone number and a copy of the tenancy agreement
TerminationNotice period, handover of keys, documents and any deposits held
DisputesMediation first (LASRERA in Lagos), then court

There is no published scale for management fees, so they are negotiated. A percentage of rent received protects you when a tenant pays late; a percentage of rent due means you pay the manager for money you never got.

Worked example: reading a statement

Example only. Annual rent ₦4,800,000 is paid by a company tenant. The tenant deducts 10% withholding tax, the rate PwC lists for rent (₦480,000), and pays ₦4,320,000. The manager's fee is 8% of rent received (8% of ₦4,320,000 = ₦345,600). Approved plumbing repairs cost ₦150,000. Your payout is ₦4,320,000 − ₦345,600 − ₦150,000 = ₦3,824,400. The statement should show each line, and the manager should pass you the tax credit note for the ₦480,000 so you can use it against your Nigerian tax.

Keeping watch from South Africa

  1. Ask for a short video walk-through every quarter, filmed with the date visible or sent with the file's metadata intact.
  2. Call the tenant yourself once or twice a year, with the manager's knowledge, to confirm rent paid and any problems.
  3. Match each statement to the tenancy agreement: rent amount, period and tenant's name.
  4. Ask for receipts on letterhead for every repair, and compare quotes for large jobs.
  5. Visit when you are home in December and walk the property with the manager.
  6. Review the arrangement after a year; switching managers is easier with a clean termination clause.

Our longer guide to property manager contract terms goes clause by clause, and managing tenants from abroad covers notices and arrears.

South African tax on the rent

If you are tax resident in South Africa, Nigerian rent is foreign-source income in your SA return. SARS's Interpretation Note 18 explains that foreign tax proved to be payable on foreign-source income can be set against SA tax through the section 6quat rebate, capped at the SA tax on that income. Keep the withholding tax credit notes for that reason. See declaring Nigerian rental income to SARS. This is information, not tax advice.

Where Pryme fits

You can ask your manager to pay rent into a Pryme Personal Account, which holds naira alongside USD, GBP and EUR, and convert with Swap only when you choose. Managers and tenants can be given a verifiable receipt or statement through Pryme's partnership with VerifyDoc.ai, which anyone can check is genuine and unaltered (receipts). Naira deposits are held by a licensed Nigerian microfinance bank.

Questions people ask

Do property managers in Lagos need to be registered?

Yes. The LASRERA Law 2022 requires real estate dealers, including property managers, to register with LASRERA and keep client money in a separate account.

How much do property managers charge in Nigeria?

There is no official scale. Fees are negotiated, usually as a percentage of rent; agree in writing that it is charged on rent received, not rent due.

Can I use a relative instead of a property manager?

You can, but put the arrangement in writing anyway, with rent dates, repair limits and statements, so disagreements are easier to settle.

How do I check my Nigerian tenant is paying?

Get the tenant's contact details, compare statements with the tenancy agreement, and ask for receipts and dated inspection videos.
