Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Nigerian property crowdfunding apps: legal for Canadians?

Apps selling slices of Lagos property to Canadians may be offering securities under Canadian law. What regulators say and what to check before you invest.

The short answer

Using a Nigerian property crowdfunding app is not illegal for a Canadian investor in itself, but the platform may be breaking Canadian securities law if it actively sells investments to people in Canada without being registered or relying on an exemption. The Canadian Securities Administrators say anyone in the business of selling securities must register in each province where they do business, and that start-up crowdfunding in Canada runs through funding portals that file with the provincial regulator. In Nigeria, the SEC's crowdfunding rules require platforms to be SEC-registered intermediaries. Check both registers before you put money in.

The adverts are familiar: own a fraction of a serviced apartment in Lekki from $500, earn rental yield in dollars, exit any time. Some apps are run by registered Nigerian firms; others are WhatsApp-driven schemes with a landing page. For a Canadian resident, the question is not only whether the deal is good but whether the seller is allowed to offer it to you at all. This article explains the rules on both sides and the checks that take ten minutes.

Is a property 'slice' a security?

Often, yes. If you hand over money for a share of income or profit from a property that someone else manages, you are usually buying an investment, whatever the app calls it: units, tokens, fractions, co-ownership. The CSA's start-up crowdfunding page distinguishes investors, who receive bonds, shares or other securities for their money, from donors and pre-purchasers who receive no stake. A property crowdfunding app that pays you returns is in the first group.

The Canadian rules

Registration
The CSA says securities professionals must register with the regulator in each province or territory where they do business. Search the National Registration Search for the platform and its people.
Start-up crowdfunding (NI 45-110)
The CSA's FAQ (updated 24 July 2024) describes a Canadian exemption with limits of $2,500 per offering, or $10,000 with suitability advice from a dealer, a stated minimum raise or money returned, a funding portal that files documents with the regulator and holds funds in trust, and a 48-hour right to withdraw.
Offering documents
Under that exemption, the offering document is not reviewed or approved by Canadian regulators.
If someone is not registered
The CSA tells investors to contact their local securities regulator.

A Nigerian app that advertises to Canadians, runs webinars for Toronto audiences or signs up Ontario residents is not obviously covered by any of these. That does not automatically make the investment void, but it does mean you have none of the protections Canadian rules provide, and regulators may treat the promotion as a breach. The CSA's alerts list and cease trade orders are worth searching too.

The Nigerian rules

Nigeria's Securities and Exchange Commission issued crowdfunding rules in January 2021. A summary by the law firm Aelex (July 2021) describes them as covering investment-based crowdfunding, run only through SEC-registered crowdfunding intermediaries, with issuers that are Nigerian-incorporated micro, small and medium businesses and caps on how much they can raise in 12 months. The SEC's own list of registered fintech operators (published 25 May 2025) names a small number of registered crowdfunding portals.

Many property apps are not on that list and describe themselves as co-ownership, real estate investment or 'savings' platforms instead. Whether a particular model needs SEC registration is for the SEC to decide; what you can check is whether the operator is registered for what it does, and in which category. Rules may have changed since the 2021 rules under newer legislation, so check the SEC's current pages.

Ten-minute checks before you invest

  1. Search the operator and its directors on the CSA's National Registration Search and investor alerts.
  2. Search the SEC Nigeria register of fintech operators for the exact company name and category.
  3. Check the company on the CAC register and confirm the directors' names match the app.
  4. Ask which property you are buying into, and for its title documents; check title as explained in the Nigerian library's title checks in Lagos, Abuja and Port Harcourt.
  5. Ask who holds investors' money and title: a trustee, a custodian or the operator itself.
  6. Ask how and when you can exit, and what happens if the operator fails.
  7. Be wary of fixed 'guaranteed' dollar returns on naira property.

Worked example (illustration only)

Example: an app offers 'units' in a Lekki apartment block at $1,000 each with a promised 12% annual return in dollars. Ten units cost $10,000 and promise $1,200 a year. If the block earns its rent in naira and the naira falls, the operator must find more naira each year to pay the same dollar amount. If the promise seems to ignore that, ask how it is funded.

Tax and reporting in Canada

Returns from these apps are Canadian income, reported in Canadian dollars. Units in a non-resident fund or company can be specified foreign property for Form T1135 once total foreign holdings cost more than $100,000; see Nigerian real estate funds and Canadian tax. If something goes wrong, read reporting an investment scam to the OSC.

Where Pryme fits

Pryme does not offer or recommend property investments. A Pryme Personal account holds naira and dollars separately and shows the rate and fee before any Swap, which helps you see the currency risk in a dollar-return promise. Security uses an authenticator app and a transaction PIN. This is information, not investment advice.

Questions people ask

Is it legal for Canadians to invest in Nigerian real estate crowdfunding apps?

Investing is not illegal in itself, but a platform selling securities to Canadians without registration or an exemption may breach Canadian securities law, and you lose Canadian investor protections.

How do I check if a property crowdfunding platform is registered?

Search the CSA's National Registration Search in Canada and the SEC Nigeria register of fintech operators, under the exact company name.

What are the investment limits for crowdfunding in Canada?

Under the start-up crowdfunding exemption, $2,500 per offering, or $10,000 with suitability advice from a dealer, per the CSA.

Are crowdfunding returns from Nigeria taxable in Canada?

Yes. Canadian residents report worldwide income, in Canadian dollars, and may need Form T1135 if foreign holdings cost more than $100,000.
