Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Canada

Nigerian real estate investment trusts: Canadian reporting

How a Canada-resident reports units in a Nigerian REIT: distributions in CAD, Nigerian withholding, T1135 treatment of the fund, and gains on sale.

The short answer

Distributions from a Nigerian REIT are reportable on your Canadian return in Canadian dollars, converted at the rate for the day each is paid, with a foreign tax credit for any Nigerian tax withheld; no T3 or T5 slip will arrive, so your fund statements are the record. For Form T1135, CRA treats an investment in a non-resident fund as one holding at its cost, and a sale of units is a capital gain or loss calculated in CAD.

Nigerian REITs, listed on the NGX and managed by Nigerian fund managers, give exposure to rental property without buying a building. Guardian Nigeria (28 July 2026) reported Union Homes REIT up more than 35% and UPDC REIT up more than 41% for the year to the end of June 2026, and SEC weekly data reported by Nairametrics put REIT funds at ₦505.64 billion in April 2026. If you hold units from Canada, the reporting needs some care because Canadian slips do not exist for them.

How Nigerian REITs pay out

Nigerian REITs are collective investment schemes regulated by the SEC. The Guardian article states that SEC rules require them to distribute at least 90% of income. Distributions are declared by the manager and paid through the registrar to the bank account on your mandate, so your shareholding needs an e-dividend mandate in place. See claiming unclaimed Nigerian dividends from Canada. For how the products work, see REITs in Nigeria: how they work.

Reporting distributions

  • Report the gross amount in Canadian dollars at the rate on the day each distribution is paid (CRA line 12100 page, modified 20 January 2026). The Bank of Canada has no naira rate, so use a recognised source consistently (CRA Folio S5-F4-C1).
  • If Nigerian tax was withheld, claim it as a foreign tax credit rather than reporting the net figure. The credit is limited to the Canadian tax on that income (Folio S5-F2-C1).
  • Keep each distribution advice showing the gross amount, any tax deducted and the payment date.

How the distribution is classified on your return depends on the REIT's legal form and what the payment represents. Canadian REITs issue T3 slips that split income into types; a Nigerian REIT will not. We could not find CRA guidance specific to Nigerian REITs. Ask a Canadian tax preparer to look at the trust deed or prospectus and the manager's breakdown before you file, and keep the same treatment from year to year.

Form T1135

CRA's T1135 questions and answers (modified 19 October 2026) say that for an investment in a non-resident mutual fund you report the fund, not its underlying holdings. Units in a Nigerian REIT count at their cost amount, generally your ACB, towards the $100,000 threshold. Under $250,000 of total foreign property cost all year, the simplified Part A is available. The REIT's Nigerian buildings are not your personal-use property, so the personal-use exclusion does not apply.

Selling units

A sale is a capital gain or loss in Canadian dollars: proceeds at the rate on the sale date, cost at the rate on the purchase date, with commissions added to cost or deducted from proceeds (CRA T4037, modified 11 February 2026). Generally half of a gain is taxable. A unit price that rose in naira can still give a CAD loss if the naira fell; see a naira fall and a Canadian capital loss.

A worked example

Example only: 100,000 units bought for ₦3,000,000 including commission, at an example ₦800 per CAD (ACB CAD 3,750). A distribution of ₦2.50 per unit (₦250,000) is paid with 10% withheld (₦25,000), on a day when the example rate is ₦1,000 per CAD.

ItemNairaCAD
Gross distribution to report₦250,000250.00
Nigerian tax withheld (foreign tax credit)₦25,00025.00
Cash received₦225,000225.00
Cost amount for T1135₦3,000,0003,750.00

The withholding rate here is an example; check the advice for the rate actually deducted.

What to check first

  1. Get the REIT's distribution history and advices for every payment since you became resident in Canada.
  2. Confirm the e-dividend mandate is in place so distributions are not sitting unclaimed.
  3. Record the exchange-rate source and rate for each payment date and for your purchases.
  4. Have a preparer decide, once, how the distributions are classified, and apply it consistently.
  5. Add the REIT's cost to your other foreign property to see whether T1135 applies.

Can it go in a TFSA?

Units listed only on the NGX are not qualified investments for a TFSA or RRSP, because the NGX is not on Finance Canada's list of designated stock exchanges (modified 27 March 2026). See Nigerian shares inside an RRSP or TFSA.

Where Pryme fits

REIT distributions paid in naira can be received into naira account details in a Pryme account opened from Canada, if the registrar will pay to the account you nominate. Swap converts when you choose, rate and fee shown first, and verifiable statements from VerifyDoc.ai give your preparer a clean record of each payment.

Questions people ask

Do I report Nigerian REIT distributions in Canada?

Yes, if you are resident in Canada. Report the gross amount in Canadian dollars at the rate on the payment date and claim a credit for Nigerian tax withheld.

Will I get a T3 slip for a Nigerian REIT?

No. Canadian slips are not issued for Nigerian funds, so use the manager's and registrar's distribution advices as your record.

Does a Nigerian REIT count for T1135?

Yes. CRA says you report a non-resident fund as one investment at its cost amount, which counts towards the $100,000 threshold.

Can I hold a Nigerian REIT in my TFSA?

Not if it is listed only on the NGX, which is not a designated stock exchange for registered plans.
