Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

United Kingdom

Nigerian CGT when a UK resident sells property in Nigeria

Nigeria taxes gains on property located there even if you live in the UK. How the 2026 rules work, the home exemption and what to file.

The short answer

Nigeria taxes gains on assets located in Nigeria, so a UK resident who sells a house or land there is liable to Nigerian capital gains tax. Under the Nigeria Tax Act 2025, in force from 1 January 2026, individuals' gains are taxed in line with personal income tax rates, from 0% on the first ₦800,000 to 25% above ₦50 million. A one-off exemption covers a main home with up to one acre.

Why living in the UK does not take you out of Nigerian tax

Tax on property follows the property. PwC's note on the 2026 reforms says that under section 17(2) of the Nigeria Tax Act 2025, gains are taxable where the asset is located, or deemed located, in Nigeria. The NiDCOM diaspora guide to the reforms says non-residents are taxed only on Nigerian-source income, and land and buildings in Nigeria are the clearest example of a Nigerian source. The UK–Nigeria tax treaty lets each country tax gains under its own law, so a UK resident can face tax in both and claims credit in the UK; see the UK side of the same sale.

What changed on 1 January 2026

The Nigeria Tax Act 2025 took effect on 1 January 2026, and PwC Tax Summaries (reviewed 29 May 2026) describes individuals' gains as aligned with personal income tax rates.

First ₦800,000
0%
Middle bands
15%, 18%, 21% and 23% on successive slices of income
Above ₦50 million
25%

We could not confirm from the sources we checked whether a gain is added to your other Nigerian income before the bands are applied, or taxed on its own; this changes the bill a lot for anyone with Nigerian rent. Ask a Nigerian tax adviser to run your figures. For the full rules, see Capital gains tax in Nigeria after the Nigeria Tax Act 2025.

Exemptions that may apply

  • Principal private residence. PwC reports an exemption for a dwelling house and up to one acre of land, available once in a lifetime. If the house you are selling was your family home before you moved to the UK, ask whether it qualifies.
  • Chattels. Personal goods up to ₦5 million, or three times the annual minimum wage, are exempt. This does not cover land.

Working out the gain

The gain is the sale price less the cost of the property and allowable costs such as legal fees, survey and Governor's consent. In naira there is no currency question: what you paid in naira is set against what you receive in naira, which is why the naira gain is often far larger than the sterling gain HMRC sees.

Example only: you bought a plot for ₦10,000,000 and sell it for ₦40,000,000, with ₦1,000,000 of legal and agency costs. The gain is ₦29,000,000. The first ₦800,000 band is taxed at 0% and the rest at rising rates, so the effective rate is well below the 25% top rate. The exact figure depends on how the bands are applied to your income.

Paperwork on a sale

Selling land in Lagos involves more than tax. A Legal500 note on Lagos practice says alienating land needs the Governor's consent, instruments must be stamped within 30 days of execution, and registrable instruments registered within 60 days. Many buyers will ask for evidence that the seller's tax affairs are in order. The 2026 rules on which authority collects capital gains tax from a non-resident individual, and the filing date, were not clear in the sources we checked; your lawyer should confirm with the Nigeria Revenue Service (NRS) or the state revenue service before completion.

Steps before you sign

  1. Gather the original purchase documents and receipts to prove your cost.
  2. Ask a Nigerian tax adviser to compute the gain under the 2026 rules and confirm whether the home exemption applies.
  3. Agree with your lawyer who files and pays, and when, and get the receipt in your name.
  4. Keep the Nigerian tax receipt: you need it to claim credit against UK tax.
  5. Plan how the proceeds will reach you; see moving sale money to the UK.

Filing a Nigerian return from the UK

The NiDCOM diaspora guide, published in January 2026, sets out the filing side for Nigerians abroad. It says your NIN now serves as your tax identification number, that anyone with Nigerian rental, employment or business income must file, and that personal income tax returns are due by 31 March. People whose only Nigerian link is money received from abroad, or remote work done while non-resident, do not need to file. A sale of property is a one-off event, but if you also collect Nigerian rent you will already be inside the filing system, and the gain should be reported consistently with that return.

  • Use the same name and NIN on the sale documents, the tax receipt and your return.
  • Keep copies of every receipt in the format the revenue service issues; you will need them twice, in Nigeria and for HMRC.
  • If an agent or lawyer pays on your behalf, ask for the receipt in your own name, not theirs.

Where Pryme fits

Proceeds can be paid to the Naira account details on a Pryme account, opened from the UK, so you can settle Nigerian tax and fees in naira before moving the balance. When you Swap to pounds, the rate and the fee are shown before you approve. Naira deposits are held by a licensed Nigerian microfinance bank.

Questions people ask

Do I pay Nigerian tax on property I sell if I live in the UK?

Yes. PwC reports that under the Nigeria Tax Act 2025 gains are taxable where the asset is located in Nigeria, regardless of the seller's residence.

What is the capital gains tax rate in Nigeria in 2026?

For individuals it follows personal income tax rates from 1 January 2026: 0% on the first ₦800,000, then 15% to 23% bands, and 25% above ₦50 million. Older guides that predate the 2025 Act are out of date.

Is selling my family house in Nigeria tax free?

It may be. PwC reports a once-in-a-lifetime exemption for a dwelling house and up to one acre. Ask a Nigerian adviser whether your house qualifies.

Can I claim the Nigerian tax against my UK tax?

Yes. The UK–Nigeria treaty gives credit in the UK for Nigerian tax on the same gain, generally limited to the UK tax due on it.
