What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Land registry search by proxy: how a representative does it

What a land registry search shows, what your lawyer or representative needs from you, what it costs in Lagos, and how to read the result.

The short answer

A land registry search confirms the registered owner of land and any recorded encumbrances such as a mortgage, lease or government acquisition, and a lawyer or authorised representative can carry it out for you. Give them a written authority and copies of the title document and survey plan. Lagos's Lands Bureau fee schedule lists the search fee at ₦3,750; lawyers' all-in costs reported in 2024 were about ₦15,000 to ₦20,000.

What a search tells you, and what it cannot

The state land registry keeps the record of registered titles and instruments. A search there can show the true registered owner and encumbrances such as government acquisition, mortgages or a leasehold, according to Adeola Oyinlade & Co's March 2024 guide to Lagos searches. The same guide notes a hard limit: only land that has been registered with the state government can be verified this way.

A search does not tell you whether a family is disputing the sale, whether the land is in litigation, or who is in physical possession. Those need separate checks: a court registry search, enquiries with the family or community, a Probate Registry check where an estate is involved, and a physical inspection. Location and acquisition status are confirmed by charting at the Surveyor-General's office; see verifying a survey plan.

Who can do it for you

In practice, most diaspora buyers use a property lawyer, who searches as part of due diligence. A trusted relative or agent can also go, but registries set their own rules on who may inspect a file and what authority they want to see, and those rules are not set out on the pages we could open. Ask the registry or your lawyer before you send anyone. Check the lawyer first; see checking a Nigerian lawyer is real.

What your representative needs from you

  • A signed letter of authority naming the representative, the property and the purpose (a search), with a copy of your ID.
  • A copy of the title document you have been shown: certificate of occupancy, registered deed or consent, with the registration particulars printed on it (commonly a number, page and volume).
  • A copy of the survey plan, so the plan number and coordinates can be compared.
  • The vendor's name exactly as it appears on the document.
  • Money for the official fee and any certified copies, paid to the government account rather than to an individual.

If the representative will go further and sign or pay on your behalf, a letter is not enough; you need a power of attorney. LawPavilion's guide notes that a power of attorney executed outside Nigeria must be witnessed by a notary public, judge or magistrate, and that stamping comes before registration. The Lands Bureau's schedule is undated, so ask for the current fee before paying. Lagos also launched an e-GIS land administration portal in January 2024 that TheCable reported lets users search and verify land records online, pay fees and track applications; ask your lawyer whether it covers the file you need. Other states run their own registries and geographic information agencies with different fees.

Reading the result

  1. Does the registered owner's name match the vendor exactly? A different name needs an explanation backed by documents, such as a registered assignment to the vendor.
  2. Is the title registered at all, and what kind of instrument is it?
  3. Are there encumbrances: a registered mortgage, a caution, a lease, or a note of government acquisition?
  4. Does the size and description match the survey plan you were given?
  5. Has your representative obtained certified copies of what they saw, not just a verbal report?

Searches are a snapshot. If weeks pass between the search and payment, ask your representative to search again just before money moves, so a mortgage or caution registered in between is not missed.

Steps from abroad

  1. Get copies of the title document and survey plan from the vendor before paying anything.
  2. Instruct a verified lawyer, and agree a written scope and fee.
  3. Sign the letter of authority, or a power of attorney if needed, and send copies of your ID.
  4. Pay official fees through the government channel and keep receipts.
  5. Receive the written report, then run the charting, court and family checks.
  6. Only then agree the price and next steps; our land documents checklist lists the rest.

Where Pryme fits

You can pay your lawyer and the official fees from a Pryme naira balance by transfer (send), so every payment for the search has a record with its reference. Naira deposits are held by a licensed Nigerian microfinance bank, regulated by the CBN and insured by the NDIC up to the applicable limit.

Questions people ask

Can someone do a land search for me in Nigeria while I am abroad?

Yes. A lawyer usually does it, or a representative with your written authority. Ask the registry what authority it requires.

How much is a land search in Lagos?

The Lands Bureau's fee schedule lists ₦3,750 for a search. Lawyers' all-in costs reported in 2024 were about ₦15,000 to ₦20,000.

How long does a land registry search take?

A 2024 Mondaq guide put it at 5 to 14 days in Lagos.

Does a clean search mean the land is safe to buy?

No. It covers registered interests only. You still need charting, a court search, family checks and a site inspection.
