Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Rental yield in Abuja vs Lagos for US-based landlords

What published data says about Lagos rental yields, why Abuja has no comparable public figures, and how to work out net yield yourself.

The short answer

Published Lagos data from Stears, reported by BusinessDay in July 2026, put gross yields between about 3% in Ikoyi and about 6% in Chevron. We found no comparable published series for Abuja. For either city, judge a deal on net yield: rent after agency fees, service charge, repairs and empty months, divided by what you paid. Then judge it again in dollars.

What the published numbers say

The most recent public dataset we found covers Lagos only. Stears data reported by BusinessDay on 16 July 2026 gives these rental yields (the report does not explain the method, so treat them as gross):

Lagos areaReported yield (as at Jul 2026)
Chevron5.85%
Ikota/Elegushi5.02%
Oniru4.88%
Victoria Island4.59%
Osapa London4.28%
Lekki Phase 13.95%
Ikoyi3.09%

The same report quotes average annual rents for two-bedroom flats of about ₦17.25 million in Ikoyi, ₦15 million in Victoria Island, ₦10 million in Lekki Phase 1 and ₦8.5 million in Ikate. The prestige areas have the highest rents but the lowest yields, because purchase prices have risen faster than rents. The report also cites construction costs up about 20% between December 2025 and May 2026, which squeezes returns on new builds.

For Abuja we found no published yield or vacancy series of the same kind. Agents' listings show asking rents, not achieved rents or empty periods. Any Abuja yield figure you hear is someone's estimate. Ask what it is based on, and build your own from real comparables.

Gross yield flatters both cities

Gross yield is annual rent divided by price. Net yield subtracts what the property actually costs to run. For a landlord abroad these costs are larger, because nearly every task is paid for.

Worked example: same flat, gross versus net

Example figures only. A flat costs ₦150,000,000 and lets for ₦9,000,000 a year, a gross yield of 6%. The yearly costs are a management fee of 10% of rent (₦900,000), service charge of ₦1,200,000, repairs of ₦500,000 and one empty month (₦750,000). Net rent is ₦5,650,000, a net yield of about 3.8%. If the naira also weakens over the year, the dollar return is lower again.

What differs between the two cities

FactorLagosAbuja (FCT)
Tenancy rulesLagos Tenancy Law 2011 limits advance rent to one year from a new tenant and requires receipts. Apapa, Ikeja GRA, Ikoyi and Victoria Island are exempt. The Lagos law does not apply. Ask an FCT lawyer which rules govern your lease.
Agency costsA LASRERA provision quoted by The Guardian sets agency fees at 10% of rent; agents were reported charging far more.No official fee scale found; Ownkey says tenants commonly pay about 10% agency plus about 10% agreement fee nationally.
Title and consentGovernor's consent for transfers under the Land Use Act, through the Lagos Lands Bureau.Minister of the FCT through AGIS; see our Abuja AGIS checks.
DataArea-level yield data published. No comparable public series found.

In both cities, landlords commonly expect a year's rent in advance, which helps cash flow. In Lagos, though, the law caps what you can ask a new tenant for. The Nigeria-side guide to rent month in Abuja shows how tenants plan for renewals. That is useful when you set renewal terms.

Why a lower-yield area can still be the better buy

Yield is only one part of the return. A Lekki Phase 1 flat at under 4% gross may let faster and hold its value better than a higher-yield unit in an estate with weak roads or patchy power. If you plan to sell in naira and bring the money back to the US, resale demand and a clean title matter as much as the rent. Compare a few units on net yield, months empty and how easily they would sell, and do not judge on the headline rate alone.

The US side of the yield

If you are a US tax resident, rent from a Nigerian property goes on your US return, and the IRS lets you deduct expenses and depreciation. IRS Publication 527 lists a 30-year recovery period under the alternative depreciation system for residential rental property, which applies to property used mainly outside the US. US-property comparisons often use the 27.5-year general period, so returns from Nigerian property depreciate more slowly on paper. Nigerian taxes paid may be creditable. Confirm with a preparer; this is information, not tax advice.

Checks before you compare offers

  • Get three achieved rents for similar units in the same estate. Use tenancy agreements or receipts, not listings.
  • Ask the estate manager for the current service charge and the last two years' increases.
  • Price management in writing: collection, repairs, tenant vetting and reporting.
  • Run net yield in naira, then in dollars at today's rate and at a weaker rate you choose as a stress test.
  • Check title first. A high yield on a disputed plot is not a return.

For the full build-or-buy maths, see rental returns maths for US-based owners and renting out Lagos property under the Tenancy Law.

Where Pryme fits

Rent arrives in naira. A multicurrency account keeps it in naira until you decide to convert with Swap, which shows the rate and fee first. A verifiable statement from Receipts gives your US preparer a clean record of rent received.

Questions people ask

Which has higher rental yield, Abuja or Lagos?

Published data covers only Lagos, where Stears figures reported in July 2026 ran from about 3.1% (Ikoyi) to 5.9% (Chevron) gross. We found no comparable Abuja series, so any comparison depends on your own figures for the property.

What is a good net rental yield in Nigeria?

There is no official benchmark. Work out net yield after management, service charge, repairs and empty months. In our example, a 6% gross yield fell to about 3.8% net.

Can a Lagos landlord ask for two years' rent?

Not from a new tenant in areas the Lagos Tenancy Law covers. It caps advance rent at one year. Apapa, Ikeja GRA, Ikoyi and Victoria Island are exempt from the law.

Do I report Nigerian rent to the IRS?

If you are a US tax resident, yes. Rental income from abroad is reported, with expenses and depreciation (30 years under ADS for foreign residential rental property) deducted.
