Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Cities

Rent in Benin City by area: GRA, Ugbowo, Sapele Road, Ugbor

Yearly rent ranges across Benin City areas, from GRA and Ugbowo to Sapele Road, Airport Road, Ugbor and Ikpoba Hill, with agent fees and a worked example.

The short answer

Yearly rent in Benin City depends heavily on area: in our labelled examples, a self-contained room in Ugbowo or Ekenwan might cost ₦200,000 to ₦450,000 a year, a two-bedroom flat on Sapele Road or Ikpoba Hill ₦500,000 to ₦1,000,000, and a similar flat in GRA ₦1,500,000 or more. Most landlords ask for a year upfront, and agency and agreement fees are added on top, so budget for the total move-in cost.

How renting works in Benin City

Most residential lets in Benin City are quoted as a yearly rent, paid in advance. Some landlords ask for two years for new tenants, especially in sought-after estates. On top of the rent, tenants usually pay an agency fee to the agent who found the place, a fee for drafting the tenancy agreement and sometimes a caution or damage deposit. These are market practices rather than fixed rates, and they can be negotiated. For the legal side, including notice periods and rent advance under Edo law, see Benin City tenancy rules.

Labelled rent ranges by area

No government body publishes rent data for Benin City neighbourhoods. The ranges below are illustrative examples for planning, built to show how areas compare. Actual rents depend on the street, the condition of the building, water and power arrangements, security and whether the compound is shared.

Area (example)Self-contained room per year1-bedroom flat per year2-bedroom flat per year
GRA₦600,000 to ₦1,000,000₦1,000,000 to ₦2,000,000₦1,500,000 to ₦3,500,000
Ugbowo and BDPA₦200,000 to ₦450,000₦400,000 to ₦800,000₦600,000 to ₦1,200,000
Ekenwan₦180,000 to ₦400,000₦350,000 to ₦700,000₦500,000 to ₦1,000,000
Sapele Road₦200,000 to ₦450,000₦400,000 to ₦800,000₦500,000 to ₦1,000,000
Airport Road₦250,000 to ₦500,000₦450,000 to ₦900,000₦700,000 to ₦1,500,000
Ugbor₦250,000 to ₦500,000₦500,000 to ₦1,000,000₦800,000 to ₦1,800,000
Ikpoba Hill₦150,000 to ₦350,000₦300,000 to ₦650,000₦450,000 to ₦900,000

What moves the price within an area

  • Road access: a flat on a tarred street with good drainage costs more than one down a flooded lane.
  • Water: a working borehole and overhead tank add value. See water supply and borehole costs in Benin City.
  • Power: a separate prepaid meter per flat avoids shared-bill arguments.
  • Security: fenced compounds with a gate and gateman command higher rents.
  • Newness: newly built or renovated units are priced at the top of the range.

The fees on top of rent

Agents in Benin City commonly charge a percentage of one year's rent, and a fee for the tenancy agreement is often charged as a further percentage. A caution deposit, if asked for, should be refundable at the end of the tenancy less any agreed repairs. Ask for every fee in writing before you pay anything.

What to check first

  1. Confirm the person showing you the property has the landlord's authority. Ask to meet the landlord or see a letter of authority.
  2. Visit during the day and at night, and after rain if you can.
  3. Ask neighbours how long the flat has been empty and whether there have been water, power or flooding problems.
  4. Read the tenancy agreement before you pay: rent, term, renewal terms, repairs and notice.
  5. Pay rent into an account in the landlord's name where possible, and get a dated receipt for every payment.
  6. Never pay an "inspection fee" before seeing a property in person.

Fake agents are one of the commonest scams in the city. Our guide to scams in Benin City covers double letting and the "pay now to secure it" trick. If an agent claims to run a registered business, you can ask for their CAC certificate and check the name on the CAC portal.

Paying rent and keeping proof

Large rent payments are best made by bank transfer, which leaves a record with the date, amount and the name on the receiving account. The CBN Guide to Charges, effective 1 January 2020, set electronic transfer charges at ₦10 below ₦5,000, ₦25 from ₦5,001 to ₦50,000 and ₦50 above ₦50,000; banks publish their current charges in their apps, so check yours. Cash leaves no trail and is the payment method fake agents prefer.

  • Write the property address and the period covered in the transfer narration.
  • Ask for a signed receipt that names the landlord, the tenant, the property and the period.
  • Keep the tenancy agreement, receipts and any messages about repairs in one folder.

Renewal time

At renewal, landlords in Benin City often review rent. Ask in writing, a few months before the year ends, whether the rent will change, so you have time to save the difference or look elsewhere. Any increase should follow your agreement and Edo tenancy rules.

Planning for the yearly payment

Because rent is paid a year at a time, the hardest part is often saving the lump sum. Divide next year's rent by twelve and set it aside each month from the day you move in. On ₦800,000, that is about ₦66,667 a month. For a step-by-step method, read how to save for a year's rent.

Where Pryme fits

A Fixed or Flexible Savings Box can hold your rent money apart from daily spending, with rates shown in the app. When you pay, Pryme's partnership with VerifyDoc.ai lets you generate a verifiable receipt that your landlord or anyone else can check is genuine and unaltered.

Questions people ask

How much is rent in Benin City?

It varies by area. In our labelled examples, a self-contained room in Ugbowo or Ekenwan might be ₦200,000 to ₦450,000 a year, and a two-bedroom flat in GRA ₦1,500,000 or more.

Which area is cheapest to rent in Benin City?

In our examples, Ikpoba Hill and Ekenwan sit at the lower end, GRA at the top. Prices vary street by street.

How much do agents charge in Benin City?

Agents commonly charge a percentage of the yearly rent, plus a separate fee for the tenancy agreement. These are negotiable practices; get every fee in writing.

Do landlords in Benin collect two years rent?

Some do, especially for new tenants in popular areas. Check what Edo tenancy rules say and negotiate before paying.
