Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Collecting rent from Nigerian tenants while abroad: methods

Direct transfer to your naira account, an agent or a property manager: how each rent collection method works, the receipts Lagos law requires, and tax.

The short answer

The cleanest method is for tenants to pay rent by bank transfer straight into a naira account in your own name, with the account details written into the tenancy agreement and a receipt issued for every payment. If an agent or property manager collects, give them written authority, require them to pay into your account within a set number of days, and ask for monthly statements. In Lagos, the Tenancy Law 2011 makes a rent receipt compulsory and caps rent in advance at one year for new tenants.

Rent is usually the single largest flow of money a diaspora landlord receives from Nigeria, and the one most often lost: an agent who collects and delays, a relative who "borrows" the rent, a tenant who claims to have paid in cash. Choosing how rent is collected, and writing it into the tenancy agreement, matters more than any later chasing.

Three ways to collect

MethodHow it worksStrengthsRisks
Direct to your naira accountTenant transfers to an account in your name; you or a manager issue receiptsClear record; no one holds your moneyYou must check payments and chase late ones from abroad
Agent collectsAgent receives rent and remits after deducting feesSomeone on the ground deals with tenantsDelay or loss of funds; mixing with the agent's money
Property managerManager collects, pays bills and repairs, and reports monthlyFull service; repairs handledFees; you rely on their reporting

Avoid cash. If a tenant insists on cash, require it to be paid into your bank account at a branch and the deposit slip shared, so the bank record exists.

What Lagos law requires

The Lagos State Tenancy Law 2011 applies across Lagos except in Apapa, Ikeja GRA, Ikoyi and Victoria Island, which s.1(3) exempts. Key provisions for collection:

  • Rent in advance (s.4). A landlord may not demand or receive more than six months' rent from a monthly sitting tenant, or more than one year from a yearly sitting tenant or a new tenant. Both landlord and tenant commit an offence if more is paid, with a fine of ₦100,000 or three months' imprisonment.
  • Receipts (s.5). A receipt is compulsory, showing the date, names and addresses, the premises, the amount and the period covered. Failure is an offence with a ₦100,000 fine.
  • Deposits and service charges (s.10). A separate receipt is needed, with a written account at least every six months.
  • Agents (s.47). "Landlord" includes an attorney, solicitor, agent or caretaker; an agent is someone usually employed to let or collect rent, or specially authorised in writing.

A draft Lagos Tenancy and Recovery of Premises Bill introduced in July 2025 proposed changes to advance-rent limits and fines; OAL's review (September 2025) said it had not been passed. Check its status before relying on either version. Other states have their own rules; see our Nigeria library on the Lagos Tenancy Law.

Paying agents and managers

The Guardian (14 September 2025) cited the LASRERA Law as setting agency fees at 10% of the total rent collected, while reporting that some agents charged far more. Whatever the rate, put it in writing, with:

  1. The account rent must be paid into, and a deadline for remitting any rent the agent receives (for example within three working days).
  2. A monthly statement of rent due, received and outstanding.
  3. Copies of every receipt issued in your name.
  4. No authority to accept rent in cash or into personal accounts.
  5. No authority to grant new tenancies or discounts without your written approval.

See key terms in a property manager contract.

Tax on the rent

Nigerian rent is Nigerian-source income, taxable in Nigeria whether or not you live there. Where the tenant is a company, it may deduct withholding tax; PwC's Worldwide Tax Summaries (reviewed 29 May 2026) list 10% on rent paid to non-residents. The tenant should give you a receipt for any tax deducted, so you can claim credit. Your country of residence will usually expect you to declare the rent too.

Worked example

Example only. A corporate tenant rents a Lekki flat for ₦8,000,000 a year. It deducts withholding tax at 10% (₦800,000) and pays ₦7,200,000 into the owner's account. The manager's 10% fee on rent collected is ₦800,000, leaving ₦6,400,000 before repairs and other costs. The owner keeps the withholding tax receipt for the tax computation.

Chasing late rent from abroad

  • Write first, and keep copies of messages and emails.
  • Use the notices the tenancy law provides; do not lock out a tenant or remove their goods. Lagos s.44 makes forcible ejection an offence.
  • For a yearly tenancy where the agreement is silent, Lagos s.13 requires six months' notice to quit. See notice to quit from abroad.

For getting rent out of Nigeria, see repatriating rent.

Where Pryme fits

Tenants can pay rent by transfer to the naira details on a Pryme account opened from abroad, which also holds USD, GBP and EUR, so rent can stay in naira for Nigerian costs or be converted with Swap when you choose. Rent receipts can be issued as verifiable receipts through VerifyDoc.ai (receipts), so a tenant or tax adviser can confirm they are genuine and unaltered. Outside Nigeria, Pryme's services are provided through regulated partners.

This is general information, not legal or tax advice.

Questions people ask

How can I collect rent in Nigeria while living abroad?

Have tenants transfer rent directly into a naira account in your name, with the details in the tenancy agreement, and issue a receipt for every payment.

Is a rent receipt compulsory in Lagos?

Yes. The Lagos Tenancy Law 2011 s.5 requires a receipt showing date, names, premises, amount and period, with a ₦100,000 fine for failure.

How much rent in advance can a Lagos landlord collect?

Under the 2011 law, up to one year from a new tenant or a yearly sitting tenant, and six months from a monthly sitting tenant. Some areas are exempt.

Do I pay tax in Nigeria on rent if I live abroad?

Nigerian rent is Nigerian-source income. Corporate tenants may deduct withholding tax, listed by PwC at 10% on rent to non-residents.
