Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Land double-selling and 'omo onile' scams: how they work

How one plot gets sold to several buyers in Nigeria, how omo onile demands work, and the registry, survey and family checks that expose it.

The short answer

Double-selling works because a buyer pays on the strength of papers and a site visit, without checking the official record. A search at the state land registry, charting of the survey plan at the Surveyor-General's office and a check on who in the family or community can lawfully sell will expose most double sales before any money changes hands.

How one plot ends up with three owners

A double sale is simple in design. A seller, or someone pretending to be one, offers a plot to several buyers at once or one after another. Each buyer is shown the same land, given a receipt, a 'deed of assignment' or 'family receipt' and sometimes a survey plan, and told the papers are complete. The first buyer to build or fence often finds the others only when they turn up with their own documents, a lawyer, or a group of young men claiming the land.

The scheme relies on gaps that most buyers do not close: they pay before searching the official record, they accept photocopies, they deal with one family member without confirming that person has authority, and they do not check whether the government has already acquired the land. Each gap lets the same plot be sold again.

The common versions

  • Serial selling by a family member. One member of a land-owning family sells family land without the consent of the family head and principal members, then other members sell it again or demand fresh payment.
  • Selling land already sold. A vendor who sold years ago sells again, relying on the first buyer not having registered or developed the plot.
  • Selling land under government acquisition. The land is committed to government use, so no private buyer can get good title, but it is sold anyway.
  • Fake papers. Forged survey plans, receipts or even forged certificates of occupancy are used to make a plot look registered.
  • Omo onile levies. After a genuine purchase, people claiming to be the original landowning family demand 'foundation', 'roofing' or 'possession' fees before the buyer can build, and threaten to disrupt work if unpaid.

What the law says in Lagos

Lagos has a specific law aimed at land grabbing. According to a 2016 summary by the law firm Perchstone & Graeys on Mondaq, the Lagos State Properties Protection Law 2016 makes it an offence to use force or threats to take over land (sections 2 and 3, each carrying up to ten years' imprisonment), and section 8 makes it an offence to offer land for sale without lawful title or authority, or to sell land that has already been sold unless a court has set the earlier sale aside. The same section bars the sale of family land without the consent of the family head and accredited members, and the sale of government land without the State's consent. Where land is resold, the summary says the property reverts to the lawful owner.

This is information, not legal advice, and the summary is a secondary source. Before relying on any section, a lawyer should check the current text of the Law. Other states have their own land laws, so the Lagos position is not automatically the position in Ogun, Rivers or the FCT.

The checks that expose a double sale

The point of every check below is to compare what the seller tells you with an independent record. A guide by the Lagos law firm Adeola Oyinlade & Co (March 2024) sets out the searches a buyer should make in Lagos:

CheckWhereWhat it shows
Land Registry searchState Land RegistryThe registered owner and encumbrances such as government acquisition, mortgages or leases. Only registered land can be verified this way.
Survey chartingOffice of the Surveyor-GeneralWhether the plot on the ground matches the coordinates on the survey plan, whether the plan is genuine, and whether the land is under acquisition.
Family or community enquiryThe vendor's family head and principal membersWhether the family consented to the sale and who has authority to sign.
Court registry searchHigh Court registryWhether the land is or has been in litigation, and the outcome.
Probate searchProbate RegistryWhether the seller is the executor or administrator of a deceased owner's estate.
Physical inspectionThe siteBoundaries, beacons and anyone occupying the land other than the vendor.

In Lagos, TheCable reported in January 2024 that the Lands Bureau launched an e-GIS portal where residents can search and verify land records and apply for a certificate of occupancy or Governor's Consent online. In Abuja, AGIS publishes its own legal search procedure: as at October 2026 its page lists a fee of ₦10,000 for private or individual files and ₦20,000 for commercial files, requires the original title document and valid ID, and says results usually come within 24 hours. Check the current fee on the AGIS page before you go.

Surveyors who prepare plans should be registered. The Surveyors Council of Nigeria (SURCON) site has a 'Verify a Surveyor' tool, which lets you confirm the name on a survey plan belongs to a registered surveyor.

Steps before you pay anything

  1. Ask for clear copies of every document: survey plan, any certificate of occupancy or Governor's Consent, the vendor's root of title, and ID.
  2. Instruct your own lawyer and surveyor, not people introduced by the seller.
  3. Run the registry search and survey charting yourself, with the original plan where required.
  4. Meet the family head and principal members if the land is family land, and get the consent in writing, signed by those with authority.
  5. Search the court and probate registries.
  6. Visit the site with your surveyor to confirm beacons and occupants.
  7. Pay only to the vendor's own named bank account, by transfer, never cash to an intermediary, and keep every receipt.
  8. Register your deed and apply for consent as soon as possible, so the next buyer's search shows your interest.

If omo onile demands start after purchase, keep records of who demanded what, when and with what threats, and report to the police and your lawyer. Lagos also regulates estate agents through LASRERA, which Peoples Gazette reported in May 2024 had received 1,702 real estate fraud cases since 2020.

A worked example of why the search comes first

Example: Ada is offered a plot for ₦6,000,000 and asked for a ₦1,500,000 deposit 'to hold it'. If she pays before searching and the search later shows the land is under acquisition, she has paid ₦1,500,000 to someone who could not give title, and must try to recover it through the police or the courts. If she searches first, the cost is the search fee, her lawyer's fee and a few days. The order matters more than the amount.

For a fuller list of title documents by city, see title checks in Lagos, Abuja and Port Harcourt, and for rentals see how to confirm a landlord owns the house.

Where Pryme fits

Paying by transfer leaves a record that cash does not. With Pryme, you can generate a verifiable receipt or statement through our partner VerifyDoc.ai, which anyone can check is genuine and unaltered (verifiable receipts). If you are still saving for the plot, a Naira Savings Box keeps that money separate; see also how to save for land.

Questions people ask

How do I know if land has been sold to someone else in Lagos?

Do a search at the Lagos Land Registry (now also possible through the Lands Bureau's e-GIS portal) and chart the survey plan at the Surveyor-General's office. Registered interests and government acquisition will show. Unregistered earlier sales may not, which is why the family enquiry and site inspection matter.

Is omo onile illegal in Lagos?

According to a law firm summary, the Lagos State Properties Protection Law 2016 makes using force or threats to take over land an offence, with up to ten years' imprisonment. Report demands backed by threats to the police and keep records.

What happens if two people buy the same land?

It depends on who had valid title and who registered first, and is often decided in court. Under the Lagos law as summarised, selling land already sold is an offence and the land reverts to the lawful owner. Take legal advice.

How much is land search in Abuja?

As at October 2026, AGIS lists ₦10,000 for private or individual files and ₦20,000 for commercial files. Check the AGIS legal search page for the current figure.
