Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Spain

Getting Governor's consent on land bought from Spain

Why Governor's consent matters for Lagos land, the documents and official fees, how long it takes, and how a lawyer files it for a buyer in Spain.

The short answer

Governor's consent is the state's approval of the transfer of land to you; under section 22 of the Land Use Act a statutory right of occupancy cannot be transferred without it. In Lagos the Lands Bureau fee schedule lists consent at 1.5% of fair market value plus registration at 0.5%, and a buyer in Spain normally has a Lagos lawyer file it using a signed deed and the supporting papers.

Many diaspora buyers stop once they hold a signed deed and a receipt. The deed may be perfectly drafted, but until consent is endorsed, the deed stamped and the instrument registered, your ownership is incomplete. If the seller sells again, or dies, or the land is later caught in a dispute, the unperfected buyer is the one with the weaker hand.

Section 22(1) of the Land Use Act bars the holder of a statutory right of occupancy from alienating it by assignment, mortgage, transfer of possession, sublease or otherwise without the Governor's consent first obtained. Section 26 says transactions contrary to the Act are null and void. A Legal500 note by Tope Adebayo LP describes the practical position: a transaction without consent is inchoate, one where consent is refused is invalid, and one where consent was never sought is voidable. The same note says the vendor should obtain consent but, in practice, the purchaser usually does.

Documents your lawyer will need

The Legal500 note lists the papers that go with the consent application (Form 1C in Lagos). Ask your lawyer to confirm the current list, but expect:

  • The deed of assignment, executed by both parties.
  • A certified copy of the seller's root of title, such as the C of O.
  • The survey plan and the charting report.
  • Tax clearance for the assignor and the assignee covering three years.
  • Evidence of Land Use Charge payment on the property.
  • An approved building plan where the property is built on.
  • Passport photographs and ID for both parties.

Fees, with a worked example

The Lands Bureau's undated service level agreement lists the consent fee at 1.5% of fair market value and registration fees at 0.5% of fair market value. Fair market value comes from a separate state schedule, not from the price on your contract.

Example onlyBasisAmount
Assumed fair market valueSet by the state schedule₦40,000,000
Consent fee1.5% of FMV₦600,000
Registration fee0.5% of FMV₦200,000
Subtotal of these two state fees₦800,000

Stamp duty, survey fees and your lawyer's charge are extra. The same schedule also lists a "registration and conveyance" fee at 3% of fair market value under the Land Use and Allocation Committee; ask your lawyer whether it applies to your transaction.

How long it takes, and the deadlines around it

The Lands Bureau homepage promotes "The 30 Days Governor's Consent" as a reform. The Trusted Advisors, writing on Mondaq in September 2024, gave a working range of three to twelve months. Take the official target as the aim and the longer range as what you plan around. The Legal500 note also points to two deadlines: instruments stamped within 30 days of execution, and registrable instruments registered within 60 days under the Lagos lands registration law. Missing them can mean penalties and delay.

Filing from Spain

  1. Sign the deed before a Spanish notary or through a specific power of attorney held by someone in Lagos.
  2. Courier the original deed to your lawyer with tracking.
  3. Pay the assessed fees through the channel the bureau specifies; the homepage says payment is direct to designated banks.
  4. Ask for copies of every receipt and the acknowledgement of filing.
  5. Diary a check every month until the endorsed deed is back, then confirm registration.

If you have not yet bought, the full sequence is in buying land in Lagos from Spain. If you are using an attorney, see signing a Nigerian power of attorney in Spain. Keep the endorsed deed safe: the acquisition cost on it is what you will need if you ever sell and work out Spanish tax on the gain.

  • Seller's own title is unperfected. If the seller never got consent on their purchase, the bureau may require that to be regularised first. Your lawyer's search should reveal this before you sign.
  • Unpaid Land Use Charge. Arrears on the property hold up the file. Ask the seller to clear them and show receipts.
  • Valuation disputes. The fee is based on the state's fair market value, which can be higher than the contract price.
  • Missing tax clearance. Either party's clearance can delay the file.
  • Signature problems. A deed signed abroad without the right notarisation or legalisation may be queried.

Consent is also needed later in the life of a property. Section 22 covers a mortgage, a sublease or a transfer of possession as well as a sale, so if you later charge the land to a bank or lease it out long term, expect another application.

Where Pryme fits

Consent and registration fees fall due in naira at points you cannot always predict. Holding euros in a Pryme account and converting with Swap when the assessment arrives means you see the rate and fee before you approve. A verifiable statement from VerifyDoc.ai records each payment.

This is general information, not legal advice.

Questions people ask

What happens if I don't get Governor's consent?

The transfer is incomplete under section 22 of the Land Use Act and section 26 can make it void. Your claim is weaker if the land is resold or disputed.

How much is Governor's consent in Lagos?

The Lands Bureau fee schedule lists 1.5% of fair market value for consent and 0.5% for registration, based on the state's valuation. Other charges and legal fees are extra.

How long does Governor's consent take in Lagos?

Lagos promotes a 30-day consent target; law firms report three to twelve months in practice. Ask your lawyer for a realistic date.

Can I apply for Governor's consent from Spain?

Yes, through a Lagos lawyer. You sign the deed in Spain or via an attorney in Lagos, and the lawyer files, pays and follows up.
