Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Governor's consent when you buy property from abroad

Why a Nigerian property purchase is not complete until the Governor consents, who usually applies, the documents involved and how to run it from abroad.

The short answer

Under section 22 of the Land Use Act, a holder of a statutory right of occupancy cannot transfer it by assignment, mortgage or sublease without the Governor's consent first obtained, and section 26 makes transactions contrary to the Act null and void. Governor's consent is therefore the step that turns your deed of assignment into a perfected title in your name. The law puts the duty on the seller, but in practice the buyer's lawyer usually applies, followed by stamping and registration, and all of it can be handled from abroad through a Nigerian lawyer.

Many Nigerians abroad buy a house or plot, pay in full, sign a deed of assignment and assume the job is done. It is not. Until the state Governor has consented to the transfer and the deed is stamped and registered, the title has not been perfected in your name. That gap causes problems when you later try to sell, mortgage or pass the property on.

What the law says

The Land Use Act vests land in each state in the Governor, who holds it in trust (section 1). Owners hold rights of occupancy, not freehold. Two sections matter for a buyer:

  • Section 22(1): the holder of a statutory right of occupancy may not alienate it "by assignment, mortgage, transfer of possession, sublease or otherwise" without the consent of the Governor first had and obtained.
  • Section 26: any transaction or instrument that breaches the Act is null and void.
  • Section 21: a customary right of occupancy needs the Governor's consent (for court-ordered sales) or local government approval (other cases).

A Legal500 note by Tope Adebayo LP summarises how courts have treated the gap: a transaction without consent is inchoate (incomplete); one where consent was refused is invalid; one where consent was never sought is voidable. You may have paid, but your position is weaker than the owner of a perfected title.

Who obtains it

The same note says the seller (assignor) should obtain consent, but in practice the buyer (assignee) usually does, because the buyer has the stronger interest in completing. Agree in the sale contract who applies and who pays the fees.

The documents and the order of work

For Lagos, the Legal500 note lists the application form (Form 1C) and supporting documents including:

  • three years' tax clearance for both seller and buyer;
  • a certified copy of the seller's title (for example the C of O or an earlier registered deed);
  • the deed of assignment itself;
  • a survey plan;
  • proof of payment of land use charge and other levies;
  • the approved building plan, where there is a building.

The sequence is consent, then stamping, then registration. The note says instruments must be stamped within 30 days of execution, unstamped instruments are not registrable, and registrable instruments must be registered within 60 days under the Lagos Lands Registration Law 2015. The procedure includes charting the land at the Surveyor-General's office.

Other states

Each state runs its own process. Ekiti's published procedure of December 2025 for a deed of assignment, for example, requires an existing C of O, a Subsequent Transaction Form with a ₦5,000 form fee, three years' tax clearance, a development levy receipt, a valuation report, four copies of the agreement signed within three months, and evidence of stamp duty, and says the process can take up to 30 working days. Ask your lawyer for the current checklist in the state where the land is.

Time and cost

Lagos lists "The 30 Days Governor's Consent" among its Lands Bureau reforms and says consent fees, capital gains tax, stamp duty and registration fees were reduced, without stating amounts on its homepage. A 2024 Mondaq guide by The Trusted Advisors still put consent at three to twelve months in practice. Get a written fee estimate from your lawyer covering consent fee, stamp duty, registration and any capital gains tax, since these are based on the property's value and we could not confirm current rates on an official page.

Running it from abroad

  1. Before paying, have a lawyer run a title search and a surveyor chart the land. See the documents to check before paying and hiring a surveyor from abroad.
  2. Make the sale contract say who applies for consent, by when, and who pays.
  3. Sign the deed of assignment. If you sign abroad, ask your lawyer how the state wants it witnessed. If you appoint someone in Nigeria to act for you, a LawPavilion guide says a power of attorney executed outside Nigeria must be witnessed by a notary public, judge or magistrate.
  4. Ask early how the state handles tax clearance for a buyer who lives and pays tax abroad, since the Lagos checklist asks for three years' clearance from both parties.
  5. Keep copies of every receipt and the registered deed, and ask for the consent number.

Our guide to what a Nigerian property lawyer should do for you covers the scope to agree. The Ledger compares checks by city in land title checks in Lagos, Abuja and Port Harcourt.

Where Pryme fits

Consent fees and stamp duty are paid to state accounts in naira. With a Pryme naira account, held by a licensed Nigerian microfinance bank, your lawyer can tell you what to pay and you approve each transfer with Send. A verifiable receipt from VerifyDoc.ai gives you proof of each payment that anyone can check is unaltered.

Questions people ask

Is a deed of assignment valid without Governor's consent?

It is incomplete. Section 22 of the Land Use Act requires consent first, and section 26 makes contrary transactions void; courts have called such transfers inchoate.

Who pays for Governor's consent, buyer or seller?

The seller should obtain it, but buyers usually apply in practice. Agree who pays in the contract.

How long does Governor's consent take in Lagos?

Lagos promotes a 30-day consent process, but practitioners reported three to twelve months in 2024.

Can I get Governor's consent while living abroad?

Yes, through a Nigerian lawyer, with a properly witnessed power of attorney if someone acts for you.
