Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Off-plan property from abroad: how the risks work

How off-plan purchases from abroad go wrong, what to check on the developer, how to structure stage payments, and the paperwork at each stage.

The short answer

Buying off-plan means paying a developer for a home that does not yet exist, so your main risks are the developer's title, its ability to finish, and whether your money is protected if it does not. Check the land title and approvals yourself, confirm the developer's registration (in Lagos, with LASRERA), tie payments to construction stages with refund terms in the contract, and make sure you end with a registered deed, not just an allocation letter.

How off-plan risk works

In an off-plan sale you pay a deposit and instalments while the building goes up, usually at a lower price than a finished unit. The discount is the developer's way of borrowing from buyers. You carry three risks that a buyer of a finished home does not:

  • Title risk: the developer may not hold good title to the land, or may have mortgaged it.
  • Completion risk: the project can stall for lack of money, approvals or disputes, leaving you with a partly built unit.
  • Money risk: your payments may be spent on other projects, with no ring-fenced account to recover from.

Buying from abroad adds a fourth: you see progress only through the developer's photographs.

Checks on the developer and the land

  1. Registration. The Lagos State Real Estate Regulatory Authority Law 2022 (signed 7 February 2022) requires real estate dealers, including developers, to register and obtain a permit. The Authority must keep a register of dealers open to public inspection (section 25). Section 48 sets fines for failing to register of at least ₦250,000 for individuals and ₦1,000,000 for companies (Famsville Solicitors via Mondaq). Ask for the developer's permit and verify it with LASRERA.
  2. Company. Confirm the developer on CAC and, if it raises money from the public through investment-style products, on the SEC's registers.
  3. Land title. Run the same checks as for land: registry search, survey charting, encumbrances. See land verification steps from abroad.
  4. Approvals. Ask for the building plan approval for that site and match its address to the survey plan.
  5. Track record. Visit, or have someone visit, a completed project and speak to buyers there.

Escrow and client money

The LASRERA Law defines an 'off-plan arrangement' and requires registered dealers to keep a separate client account and proper transaction records. The Mondaq analysis does not describe a statutory off-plan escrow requirement, so do not assume one exists. If you want escrow, it has to be written into your contract: name the bank or trustee holding the money, the milestones that release it, and what happens to the balance if the developer misses the long-stop date.

Paperwork at each stage

StageDocument you should holdWhy it matters
ReservationOffer letter naming the unit, price, payment plan and long-stop dateFixes the price and the deadline
DepositSigned contract of sale with refund and default terms; receipt in the developer's company nameYour claim if the project fails
InstalmentsReceipt for each payment and a dated site progress reportShows payments track construction
CompletionPractical completion notice, allocation letter, keysPossession, but not yet title
TitleDeed of assignment or sublease, then Governor's consent and registrationSection 22 of the Land Use Act requires consent before assignment

Many buyers stop at the allocation letter. Under the Land Use Act, an assignment without the Governor's consent can be void (section 26), so the last row is the one that turns your payments into ownership.

Worked example: stage payments with a retention

Example. A unit costs ₦60,000,000. Instead of 70% upfront, you negotiate: 20% (₦12,000,000) on signing; 30% (₦18,000,000) when the roof is on, confirmed by a surveyor you appoint; 40% (₦24,000,000) at practical completion; 10% (₦6,000,000) held back until the developer delivers the deed of assignment for consent. The four payments add up to ₦60,000,000. If the project stops after the roof, you have paid ₦30,000,000 against a building that is at least half up, rather than ₦42,000,000 against foundations.

Note that banks may not lend against a home that is not finished. Sterling Bank's HAFF mortgage page, for instance, says it covers completed residential property only, so plan to fund off-plan stages from savings. See diaspora mortgages for what is available after completion.

Watching progress from abroad

Developer photographs show what the developer chooses to show. Build your own view of the site instead:

  • Write into the contract that each stage payment needs a short report from an independent surveyor or engineer you appoint, with dated photographs of the whole block, not just your unit.
  • Ask a relative or friend to visit at random rather than on days the developer arranges.
  • Compare each report with the approved building plan, so a change of design or number of floors is caught early.
  • Keep a simple log: date, amount paid, stage reached, document received. If the project slows, the log shows when, and supports any complaint.

If progress stalls, stop paying the next stage and write to the developer citing the clause you are relying on, rather than sending more money to 'restart' the works.

If it goes wrong

In Lagos, anyone can petition LASRERA, which investigates complaints and can mediate; a mediated agreement endorsed by a magistrate or judge is enforceable in court (Mondaq on sections 6 and related provisions). Keep every receipt and message, and read our piece on fake agents and LASRERA.

Where Pryme fits

A verifiable receipt or statement generated through VerifyDoc.ai (receipts) gives you a record of each instalment that a lawyer, regulator or court can check is unaltered.

Questions people ask

Is buying off-plan property in Lagos safe?

It carries title, completion and money risks. Reduce them by verifying the land title, confirming the developer's LASRERA registration, tying payments to construction stages, and making sure you receive a registered deed with Governor's consent.

Do Nigerian developers have to use escrow for off-plan sales?

The Mondaq analysis of the LASRERA Law 2022 describes a separate client account requirement, not a statutory off-plan escrow. If you want escrow, write it into the contract.

Is an allocation letter proof of ownership?

No. It shows the developer allocated you a unit. Ownership comes from a deed of assignment or sublease, the Governor's consent and registration.

Where do I complain about a property developer in Lagos?

Petition the Lagos State Real Estate Regulatory Authority (LASRERA), which investigates complaints and can mediate between the parties.
