Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Ireland

Nigerian tax on Lagos rent when I live in Ireland

Rent from a Lagos property is Nigerian-source income. How 10% withholding tax works, when you count as Nigerian resident, and what Ireland expects.

The short answer

Rent from a property in Lagos is taxable in Nigeria even if you live in Ireland. PwC's May 2026 summary lists withholding tax on rent at 10% for residents and non-residents alike, deducted by a tenant who is required to withhold, and you should get a tax credit receipt. Whether you also file a Nigerian return depends on whether you still count as Nigerian resident under the Nigeria Tax Act 2025, and Ireland taxes the same rent if you are Irish resident and domiciled.

Rent is Nigerian income wherever you live

A flat in Yaba or a duplex in Lekki produces income from Nigeria, so Nigeria has the first claim to tax it. Two separate questions follow: how tax is collected on the rent, and whether you have to file in Nigeria as a resident. Ireland then asks its own question.

Withholding tax on rent

PwC's Nigeria withholding tax table, reviewed on 29 May 2026, shows rent at 10% for every column: resident and non-resident, corporate and non-corporate. In practice:

  • a tenant that must deduct withholding tax (usually a company or other organisation) pays you 90% of the rent and remits 10% to the tax authority;
  • PwC says the payer issues a tax credit certificate for the amount deducted, and filing is due by the 21st of the following month;
  • PwC also notes that vendors without a Tax ID can face twice the normal rate, so give your Tax ID to corporate tenants;
  • an individual renting your flat for their family usually pays the full rent with nothing withheld. PwC's page does not set out who must deduct, so ask your agent or a Nigerian adviser how your tenant is classed.

Whether the 10% is the end of the matter for a non-resident individual landlord is not settled on any page we could read. PwC states final-tax treatment only for certain fees paid to non-resident companies. Do not assume the deduction clears your liability.

Are you still Nigerian resident?

This decides a great deal. PwC's summary of the Nigeria Tax Act 2025 says you are resident if any one of these applies, and non-resident only if all of them fail:

  • you are domiciled in Nigeria;
  • you have a permanent place available for your domestic use;
  • Nigeria is your habitual abode;
  • you spend 183 days or more in any 12-month period there, including temporary absences;
  • you have substantial economic or immediate family ties to Nigeria;
  • you are a Nigerian diplomat abroad.

A lawyer at AELEX, writing on Mondaq in January 2026, notes that "substantial economic ties" is not defined. A diaspora landlord who keeps a furnished room in the family house, or whose spouse and children still live in Lagos, may meet a test. If you are resident, PwC says your income is treated as Nigerian income wherever it arises, and the personal income tax bands apply to your total.

Worked example: rent under the 2026 bands

Example. Femi lives in Dublin. His Surulere flat is let to a company for ₦6,000,000 a year. The company deducts 10% (₦600,000) and pays him ₦5,400,000. Suppose Femi still counts as Nigerian resident, has no other Nigerian income, and (to keep the sums simple) no deductible costs.

Band (PwC, NTA 2025)Rent in bandTax
First ₦800,000 at 0%₦800,000₦0
Next ₦2,200,000 at 15%₦2,200,000₦330,000
Next ₦9,000,000 at 18%₦3,000,000₦540,000
Total₦6,000,000₦870,000
Less withholding tax credit−₦600,000
Balance to pay₦270,000

If Femi is non-resident and the 10% is treated as his only liability, his Nigerian cost would be the ₦600,000 withheld. Allowable costs and rent reliefs would change both answers.

Which office: LIRS or NRS?

Which authority, the Lagos State Internal Revenue Service (LIRS) or the NRS, assesses a non-resident individual's Lagos rent under the 2025 tax administration law is not something we could confirm from an official page in October 2026. Ask a Lagos tax adviser, and keep every credit receipt. For the general Nigerian picture, see tax on rental income in Nigeria and state IRS or NRS.

What to check first

  1. Whether your tenant is the kind that must deduct withholding tax, and that it has your Tax ID.
  2. That you receive a tax credit receipt for every deduction, matched to the rent period.
  3. Whether you still meet any Nigerian residence test, especially a home kept available or family ties.
  4. Your actual costs: agent's commission, repairs and service charges, with receipts.

The Irish side

Revenue says a person who is resident and domiciled in Ireland is taxed on worldwide income, so the same rent goes on your Irish return. How to declare it and whether Nigerian tax can be credited are covered in declaring Nigerian rent on Form 11 and credit for Nigerian tax on rent.

Where Pryme fits

A Pryme multicurrency account can collect rent in naira and keep it in naira until you choose to convert. Verifiable statements and receipts from receipts and statements give both tax offices a clear record of what was paid and when. This is information, not tax advice.

Questions people ask

Do I pay tax in Nigeria on my Lagos rent if I live in Ireland?

Yes. Rent from a Lagos property is Nigerian-source income. A tenant that must withhold deducts 10%, and you may also have to file if you still count as Nigerian resident.

What is the withholding tax rate on rent in Nigeria in 2026?

PwC's table, reviewed 29 May 2026, shows 10% for residents and non-residents.

Is the 10% withholding tax my final tax as a non-resident landlord?

We could not confirm that from an official page. Keep the credit receipts and ask a Nigerian tax adviser.

Can I be Nigerian resident while living in Dublin?

Yes, under the Nigeria Tax Act 2025, if you keep a permanent home available, have immediate family ties or meet another test.
