Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Loans

Loans for landlords in Nigeria: borrowing against rental income

How Nigerian lenders treat rent and property when a landlord borrows: what counts as income, title and security, and options for renovation.

The short answer

Nigerian lenders will count rental income towards a loan if you can prove it, usually with tenancy agreements and statements showing rent arriving, but most discount it because rent is often paid yearly and units fall vacant. The property itself is the stronger security: a lender will want clean title, a valuation and a registered mortgage or charge before lending large sums for renovation or expansion.

How lenders see a landlord

A landlord has two things a lender values: an income stream and an asset. In Nigeria both come with caveats. Rent is often paid a year or two in advance, so it arrives as one large credit rather than monthly income, and a lender cannot be sure the tenant will renew. The asset is only useful as security if its title is clean and the lender can register a charge over it.

So the lender asks: how much of this rent is reliable, and what can we take if repayments stop?

Proving your rental income

Rent you cannot document is rent the lender ignores. Build a file for each property:

  • Signed tenancy agreements showing the rent, the term and the payment dates.
  • Bank statements showing rent arriving, ideally in one account used only for the property (see bank statements for loan applications). Cash rent with no bank record is the weakest evidence.
  • A rent roll: a simple table of units, tenants, rent, last payment date and renewal date.
  • Evidence of occupancy history, such as how long units have stayed let.
  • Tax records, where you declare rental income.

Tenant screening helps too. Under the Credit Reporting Act 2017, assessing a prospective tenant's creditworthiness is one of the permissible purposes for which a credit report may be obtained, with the tenant's consent.

How rent is usually turned into a loan amount

Lenders differ, but the common approach is to annualise the rent, discount it for vacancy and costs, and then limit the share of it that can go to repayments. The worked example shows the logic; the percentages are examples only.

Units
6 flats let at ₦1,200,000 a year each
Gross annual rent
₦7,200,000 (₦600,000 a month equivalent)
Lender discount for vacancy and costs (example 30%)
Counts ₦420,000 a month
Share allowed for repayments (example 50%)
₦210,000 a month
Loan this could support over 24 months at 39% a year, reducing balance
about ₦3,460,000

Because yearly rent arrives in lumps, some lenders prefer repayments timed to rent dates, or ask you to keep a reserve. If you are also salaried, the lender will add your salary capacity to the rent.

Monthly rent versus yearly rent

Some landlords now let units on monthly or quarterly terms, particularly smaller flats and shared accommodation. For a lender, monthly rent arriving on the same date every month looks much more like a salary and is easier to count, even if the total over the year is the same. Yearly rent is still counted, but expect the lender to ask how you will meet monthly repayments in the eleven months when no rent arrives, and to look for a cash reserve or a second income. If you are planning a loan, consider whether moving some units to shorter payment terms, with tenants' agreement, makes your income easier to evidence.

Tenant screening also matters to the lender's view of your income. You can ask a prospective tenant to share their own credit report: CRC Credit Bureau sells a consumer self-enquiry (₦5,000 as at Oct 2026) and gives each person one free report a year. Reliable tenants make reliable rent.

Using the property as security

For larger sums, such as adding floors or building new units, the property will be the main security. Expect:

  1. A search on the title at the state land registry.
  2. A valuation by a valuer the lender accepts.
  3. A legal mortgage or charge over the property, which may require consents and registration under state land law; ask the lender and your lawyer which apply.
  4. Insurance on the building with the lender noted.

These steps take time and cost money in legal and valuation fees, so a property-backed loan is rarely quick. Property-linked products at banks show what pricing can look like: Sterling Bank's home finance product (HAFF) lists 32% a year with a 1% commitment fee and no prepayment penalty, up to ₦150 million (Oct 2026). Rates move with market conditions: the CBN cut the Monetary Policy Rate to 23% in September 2026, and reported an average maximum lending rate of 29.20% for August 2026.

Options for renovation or expansion

NeedCommon routeWatch for
Repainting, plumbing, small repairsSalary loan, short business loan, savingsHigh monthly cost if borrowed short
New roof, solar, boreholesAsset finance or a term loanWhether the asset can be financed on its own
New floors or unitsConstruction or property-backed term loanTitle, approvals, staged drawdowns
Buying another propertyMortgageEquity contribution and valuation

See construction loans and collateral Nigerian banks accept for more detail.

What to check first

  1. Put all rent through one account for at least a full rent cycle.
  2. Make sure every unit has a signed tenancy agreement.
  3. Check the property's title documents before you approach a lender.
  4. Ask whether repayments can be matched to rent dates.

Where Pryme fits

Pryme does not lend against property. Landlords who receive rent into a Pryme account can generate a verifiable statement through VerifyDoc.ai showing the rent received, which a lender or anyone else can check is genuine and unaltered (receipts and statements). Landlords abroad can hold rent and other income in the account's currencies (multicurrency).

Questions people ask

Can I get a loan using my rent as income in Nigeria?

Yes, if you can prove it with tenancy agreements and bank records. Most lenders discount rent for vacancy and costs before counting it.

Can I use my house as collateral for a loan?

Yes, if the title is clean. Expect a title search, a valuation and a registered mortgage or charge, which take time and fees.

Which bank gives loans to landlords in Nigeria?

Most banks lend to landlords through personal, business or property-backed loans. Ask for the rate, fees and security in writing and compare the total cost.

How do I get a loan to renovate my rental property?

Small works can be funded with a salary or business loan; large works usually need a property-backed term loan. Match the tenor to how quickly the extra rent will repay it.
