Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Buying a Lagos shortlet flat from Ireland: what to check

Buying a Lagos flat to run as a shortlet from Ireland: title and consent, estate shortlet rules, service charge, land use charge and Irish tax.

The short answer

Before buying a Lagos flat to run as a shortlet from Ireland, check three things: a clean, perfectable title with Governor's consent, the estate's own rules on short stays (Banana Island halted shortlets in February 2026), and the real service charge. Then run the numbers at a low occupancy, and remember Irish residents declare the profit.

Two purchases in one

A Lagos flat bought to run as a shortlet is a property purchase and a small hospitality business. The property side needs a clean title and a properly perfected transfer. The business side depends on rules you do not control: what the estate allows, what the state taxes and what the neighbours tolerate. Readers in Ireland tend to research the first and discover the second after they have paid.

Title: the same checks as any Lagos purchase

Under the Land Use Act, section 22, a holder of a statutory right of occupancy cannot assign it without the Governor's consent, and section 26 makes contrary transactions void. For a flat that usually means checking the developer's title to the whole site and then what you are actually being sold: an assignment of a unit, a sub-lease, or only an allocation letter. Tope Adebayo LP's note for Legal500 sets out the perfection steps in Lagos: consent, stamping within 30 days of execution and registration within 60 days.

  • Search the root title at the Lagos Land Registry through your lawyer.
  • Confirm the building approval for the block; Lagos revoked and required revalidation of building commencement certifications in July 2024, so ask for the current certificate.
  • Ask whether the developer has obtained or applied for consent for unit assignments.
  • Ask for the deed of covenant or estate rules, which govern how the flat may be used.

For flats still being built, our guide to off-plan purchases in Lagos from Ireland goes further.

Peoples Gazette reported the July 2024 revocation, which followed a building collapse; the state said unrevalidated sites would be sealed. A flat in a block without current certification is harder to insure, let and sell, so make the certificate a condition of paying the balance.

Shortlet rules: estate first, then state

We could not confirm a Lagos-wide shortlet licensing law from an official source as at October 2026, so check three layers:

  1. The estate or building's rules. Read the deed of covenant or estate rules before you buy. BusinessDay reported in March 2026 that Banana Island halted shortlets in February 2026 on security grounds, and that an industry report warned similar restrictions could come in Ikoyi, Victoria Island and Lekki Phase 1.
  2. The service charge and facility manager. Ask for the last two years of service charge accounts and any extra charges for short-stay guests, such as security registration.
  3. State taxes and registrations. Ask a Lagos tax adviser what applies to short-stay income, including any consumption tax; we could not confirm the current position.

Service charge and land use charge

Service charge pays for the shared running of the building: security, power, water, cleaning. Ask what it includes and how it is set. Lagos's 2011 Tenancy Law requires a separate receipt for service charges and a written account at least every six months where a landlord collects them from tenants; as the owner you will pay a facility manager rather than receive that money, but asking for the same standard of accounts is reasonable.

Lagos Land Use Charge is paid by owners, not tenants, the state said in March 2026, with a 15% discount for early payment within the stated period. Budget for it each year.

Worked example: does it pay?

Example only, all figures assumed. A flat earns ₦90,000 a night at 50% occupancy, about 182 nights a year, which is ₦16,380,000 gross. If the manager's fee is 20% (₦3,276,000), service charge is ₦2,400,000, cleaning and supplies ₦1,500,000 and power ₦1,800,000, costs total ₦8,976,000, leaving ₦7,404,000 before tax, repairs and empty months. Change occupancy to 35% (about 128 nights) and gross falls to ₦11,520,000, while most costs stay. Run your own numbers at the lower occupancy before you commit.

Irish tax on the income

Revenue's guidance is that people resident and domiciled in Ireland are chargeable on worldwide income, so Lagos shortlet profit belongs on your Irish return. Our guide to declaring Nigerian rental income on Form 11 covers the mechanics, and choosing a property manager in Lagos covers the people side. The Mypryme guide to starting a shortlet apartment business covers setup from Nigeria. This is information, not tax advice.

Where Pryme fits

Guest payments and building costs are in naira, while you live in euro. A Pryme Personal Account holds both, and Swap converts only when you choose, showing the rate and fee first. If your manager runs the flat through a company with a Pryme Business Account, hotels and shortlets are one of the sectors that can join Spaces in Lagos. Outside Nigeria, Pryme works through regulated partners.

Questions people ask

Can I buy a Lagos flat for shortlet from Ireland?

Yes, with a Lagos lawyer to check title and perfect the transfer, and after checking the estate's rules on short stays.

Are shortlets banned in Lagos?

We found no Lagos-wide ban. BusinessDay reported Banana Island halted shortlets in February 2026, and warned other estates might follow.

Who pays Land Use Charge on a Lagos flat?

The owner. Lagos said in March 2026 that landlords, not tenants, pay, with a 15% discount for early payment.

Do I pay Irish tax on Lagos shortlet income?

If you are resident and domiciled in Ireland, Revenue treats worldwide income as taxable, so declare it.
