Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Renting a flat in Owerri: agent fees, caution and upfront cost

What you pay on the day you take an Owerri flat: rent, agency, agreement, caution and service charge, with a worked example and receipts to demand.

The short answer

Taking a flat in Owerri usually costs much more than the advertised rent. On top of one or two years' rent, tenants commonly pay an agency fee and an agreement or legal fee, often each quoted as a percentage of the rent, plus a caution deposit and sometimes a service charge. In our illustrative example a ₦700,000 flat needs about ₦940,000 on day one. Insist on a separate receipt for every payment.

The usual upfront items

There is no Imo State law we could find that fixes agency or legal fees for residential lettings in Owerri, so these are negotiated. The items below are what tenants commonly meet:

Rent
Usually one year in advance; some landlords ask for two.
Agency fee
Paid to the agent who found the flat, often quoted as a percentage of one year's rent.
Agreement or legal fee
For drafting the tenancy agreement, often a percentage of rent, sometimes a flat sum.
Caution deposit
Held against damage and unpaid bills, refundable when you leave if the flat is in good order.
Service charge
In estates or compounds: security, cleaning, generator, water.
Inspection fee
Some agents charge to show flats. Agree this before you view.

Worked example (illustrative)

Ifeoma takes a 1-bedroom flat in Ikenegbu with rent of ₦700,000 a year. Using example rates of 10% for agency and 10% for agreement:

Item (illustrative)Amount
Rent, one year₦700,000
Agency fee, 10% of rent₦70,000
Agreement fee, 10% of rent₦70,000
Caution deposit₦50,000
Service charge, one year₦50,000
Total upfront₦940,000

That is ₦240,000, or about 34%, above the rent. If the landlord wants two years upfront, rent becomes ₦1,400,000, and if agency and agreement are charged on two years, each becomes ₦140,000, taking the total to ₦1,400,000 + ₦140,000 + ₦140,000 + ₦50,000 + ₦50,000 = ₦1,780,000. Ask early whether percentages apply to one year or the whole term; it is a big difference. Moving costs come on top; see moving house costs.

Receipts to insist on

Every naira you pay should have a receipt naming who received it and why. Ask for:

  1. A rent receipt signed by the landlord or the landlord's authorised agent, stating the property, the period covered and the amount.
  2. A separate agency-fee receipt from the agent or agency, with their business name and phone number.
  3. A receipt for the agreement fee, from the lawyer or agent who drafted it.
  4. A caution-deposit receipt that states it is refundable and on what conditions.
  5. A copy of the signed tenancy agreement, which should repeat the rent, period and caution terms.

Pay by bank transfer rather than cash where you can, so you have a record. If you pay cash, get the receipt on the spot. A clear trail matters later: the tenancy agreement and a utility bill for the flat are among the documents NIMC accepts to update your address, and banks such as Stanbic IBTC ask for a utility bill not more than three months old to change your address. See opening an account as a newcomer in Owerri.

Red flags

  • An agent who cannot show you the landlord or proof of authority to let.
  • Pressure to pay a "holding deposit" before seeing the flat.
  • Requests to pay into a personal account that does not match the receipt name.
  • A tenancy agreement that leaves the caution-refund terms blank.
  • The same flat advertised by several agents at different prices.

Our guide on fake house agents is written for Lagos but the tricks are the same in Owerri.

Getting your caution deposit back

Disputes over caution deposits are common when tenants leave. You improve your chances with records made on the day you move in:

  1. Take dated photos and a short video of every room, the meter reading, taps, doors, sockets and fittings.
  2. Send the photos to the landlord or agent by message so there is a dated record.
  3. Write down any faults on the agreement or a signed inventory.
  4. Keep receipts for electricity and water bills you paid during the tenancy.
  5. Give notice in writing as the agreement requires, and ask for an exit inspection.

At exit, the landlord may deduct for damage beyond normal wear, or for unpaid bills, but should show you what was deducted and why. If you cannot agree, a written complaint referencing the agreement and your photos is your starting point; the agreement's terms on caution refunds then carry weight.

Negotiating

Agency and agreement fees are negotiable, especially for longer-standing vacancies. Ask the agent to put the full breakdown in writing before you commit. If the landlord deals with you directly, there may be no agency fee at all. Landlords sometimes accept a lower caution deposit from tenants who can show steady income; see proof of income for renting.

Budgeting for renewal

Renewal is cheaper than a first let, because agency and agreement fees normally fall away, but landlords often review rent at renewal. Ask three months before expiry whether the rent will change, and start saving for the new figure from the first month of the tenancy.

Where Pryme fits

Pryme customers can generate a verifiable statement or receipt in partnership with VerifyDoc.ai, which a landlord can check is genuine and unaltered; see receipts and statements. For example rents by neighbourhood, read rent in Owerri by area.

Questions people ask

How much is agent fee in Owerri?

It is negotiated, not fixed by a law we could find. Agents commonly quote a percentage of one year's rent; ask for it in writing before you view.

Is caution fee refundable in Owerri?

It should be, if the flat is returned in good order and bills are paid. Make sure the tenancy agreement and receipt state the refund terms.

How much do I need to rent a flat in Owerri?

Budget well above the rent. In our illustrative example, a ₦700,000 flat needed ₦940,000 upfront once agency, agreement, caution and service charge were added.

Should I pay house rent in cash?

Transfer is safer because it creates a record. If you pay cash, get a signed receipt naming the property, period and amount on the spot.
