Questions

The things people ask us first.

What is Pryme?

Pryme is a financial technology company. It gives people and businesses in Nigeria one account that holds Naira alongside dollars, pounds and euros, and a set of agents that do the running of it — keeping the books, chasing what is owed, answering customers and paying bills. Nothing leaves an account without the owner’s approval.

Can I hold dollars, pounds and euros in a Pryme account?

Yes. A Pryme account holds Naira, US dollars, pounds sterling and euros side by side on one ledger, each with its own account details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area. You can swap between them at a rate you set, and every currency has its own statement.

What is Spaces?

Spaces is available in Nigeria. It gives a shopper money to spend that can only be spent with a participating business. The business is paid into its Naira account whether or not the shopper repays, because Pryme carries the credit. For the business it is free to join, there is nothing monthly, and the customer’s identity is never shown — only a reference and what it is worth.

What do the agents on a Pryme Business Account do?

Five agents come with the account. The Chief of Staff runs the week and keeps what is stuck moving. Finance watches the money and keeps the books as you trade. Compliance keeps the filings on time and screens what moves. Sales chases what you are owed. Customer Support answers your customers and follows up. Each has a job description, a budget and a ceiling you set, and each one proposes rather than acts — nothing leaves the account without your signature.

How does Pryme Pay work?

Pryme Pay takes payments on your own site or on a checkout page you control. The buyer is given a one-time account number and transfers to it from any bank app or by USSD — no card, no OTP, nothing to type in. The money lands in the same account your agents are running, already matched to the order and already in your books.

What are Savings Boxes?

Savings Boxes are separate pots inside a Pryme account, held in Naira. Flexible Boxes can be withdrawn at any time, Fixed Boxes hold to a date, Investment Boxes hold for longer, and Interest-free Boxes earn nothing by design. A business can use them to ring-fence payroll and the tax it withholds, so that money cannot be spent by accident.

Who holds my money, and is it protected?

Pryme is a financial technology company, not a bank. Accounts and deposits are provided by Solid Allianze Microfinance Bank Limited, which is licensed by the Central Bank of Nigeria and is a member of the Nigeria Deposit Insurance Corporation.

Can I build on Pryme?

Yes. Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

What is Pryme?

Pryme is a financial technology company. It gives you one account that holds US dollars, pounds sterling and euros beside Naira, with an assistant that runs the account for you and asks before anything moves. Accounts are provided in Nigeria today, and further markets open as each licence lands.

Can I open a Pryme account from outside Nigeria?

Accounts are provided in Nigeria today, subject to verification and approval. Foreign-currency balances are held and converted inside that account, so you can hold, receive and swap dollars, pounds and euros wherever you are.

Which currencies can I hold with Pryme?

Naira, US dollars, pounds sterling and euros, side by side on one ledger. Each has its own details — a Nigerian account number, a US account number, a UK sort code and an IBAN for the euro area — and each has its own statement.

How do I send money to Nigeria with Pryme?

Swap at a rate you set rather than the rate of the day, then send to any Pryme username or to a Nigerian bank account. There is no fee to send to another Pryme account.

What does the assistant do?

Eva is the assistant inside the Pryme app. She opens accounts, moves money, saves toward your goals, pays what is due and follows up what is owed to you — and asks you before anything moves.

What is Pryme Rails?

Pryme Rails lets a platform issue a dedicated Naira account number to each of its own customers, collect into it and reconcile against it, over one API — the same rails the Pryme Business Account runs on.

Cities

Rent in Calabar by area: State Housing, Marian, Ekorinim, 8 Miles

How rent works in Calabar's main areas, with labelled example budgets, the true move-in cost after agency and legal fees, and how to pay safely.

The short answer

There is no official rent index for Calabar, so any figure you see, including the examples here, is an estimate rather than a published price. Rent is usually quoted per year and paid upfront, and the real move-in cost is higher once agency, legal and caution fees are added; in the worked example below, a ₦600,000 rent becomes ₦820,000 on the day you collect the keys. Compare several listings in the same street and pay by traceable transfer, not cash.

Calabar has a reputation as a calmer, cheaper city than Lagos or Port Harcourt, but rents vary a great deal between streets, building quality and whether there is water and steady power. This guide explains how renting works in the city, gives example budgets for four areas people often search for, and shows how to work out what you will actually pay on the day you move in.

Why there is no single price per area

No government body publishes rent prices for Calabar, and online listings mix asking prices with old adverts. Within one area, a new flat with a borehole and fenced compound can cost far more than an older one on the same road. Treat the area as a starting point, then judge the building.

  • Water: a working borehole or reliable water board connection affects rent noticeably in Calabar, where public supply has been irregular.
  • Power: ask which PHED band the street is on; a Band A feeder means more hours but higher unit prices.
  • Access: flooding on the approach road in the rainy season.
  • Security: fenced compound, gate and whether the landlord lives on site.

Example budgets by area

AreaHow it is commonly describedExample yearly budget: 2-bedroom flat
State Housing EstatePlanned estate with wide roads, popular with families and professionals₦700,000 to ₦1,500,000
MarianCentral and busy, close to markets and offices₦500,000 to ₦1,000,000
EkorinimResidential, mix of older and newer buildings₦400,000 to ₦900,000
8 MilesFurther out on the edge of the city, more new builds and land₦300,000 to ₦700,000

Self-contained rooms and mini flats sit well below these examples, and duplexes in gated parts of State Housing well above. The point of the table is relative, not absolute: the same flat usually costs less the further you are from the centre, and more where water and access are better.

The real move-in cost

Most Calabar landlords ask for one year's rent upfront, sometimes two. On top of rent you will usually be asked for some or all of these:

Agency fee
Paid to the agent who found the property. Negotiable.
Legal or agreement fee
For drafting the tenancy agreement.
Caution deposit
Refundable at the end of the tenancy, less agreed damage.
Service charge
In some compounds, for security, waste or a shared generator.

Lagos caps agent commission at 10% of rent under its estate agency law, as Mondaq's 2020 summary of the Lagos guidelines notes. We found no equivalent published cap for Cross River, so fees in Calabar are a matter of negotiation. Ask for every fee in writing before you pay anything.

Paying safely

  • Inspect in person, and confirm that the person collecting money is the owner or has the owner's written authority.
  • Pay by bank transfer to an account in the landlord's or agency's name, and keep the receipt. A transfer of ₦10,000 or more attracts a ₦50 stamp duty charge, deducted from the sender, since 1 January 2026.
  • Avoid large cash payments. Since January 2026, CBN rules limit individuals' cash withdrawals to ₦500,000 a week across channels, with a 3% charge on the excess.
  • Get a signed tenancy agreement that states the rent, the term, what the caution deposit covers and how much notice either side must give.

Renting before you arrive or from abroad

People moving to Calabar for a new job, NYSC or university often try to secure a flat before they arrive. That is when rental scams are most likely: a listing with photos, an agent who cannot show the property today, and a request for a deposit to "hold" it. Do not pay for a property nobody you trust has seen. If you cannot inspect it yourself, ask a relative or colleague in the city to visit, meet the landlord and photograph the meter, water source and title or letter of authority. Our guide to common scams in Calabar lists other warning signs.

Short-let apartments and hotels are a sensible bridge for the first few weeks, while you compare streets in person. Rates for both are commonly reported to rise around the December carnival season, so plan your move outside late December if you can.

What to check first

  1. Water source and how often it runs.
  2. PHED band and meter type: a prepaid meter avoids disputes over estimated bills.
  3. Every fee in writing, with the total.
  4. The landlord's identity and ownership, especially if you are paying from abroad.
  5. Whether rent can be paid in two instalments; some landlords agree for longer-standing tenants.

Where Pryme fits

Rent is one large payment a year, so it helps to set it aside monthly in a Savings Box. If a landlord asks for proof you can pay, you can share a verifiable statement through VerifyDoc.ai (verifiable statements); see proof of income for renting. For the wider budget, read the cost of living in Calabar.

Questions people ask

How much is rent in Calabar?

There is no official rent index. As an illustrative example only, a 2-bedroom flat might be budgeted between about ₦300,000 a year on the city's edge and ₦1.5 million in parts of State Housing; check current listings.

Which area is cheapest to rent in Calabar?

Areas further from the centre, such as around 8 Miles, are generally cheaper than central or planned estates, but water, access and building quality change the price street by street.

How much is agency fee in Calabar?

We found no published cap for Cross River, so it is negotiated. Lagos law caps it at 10% of rent, which many people use as a reference point.

Do landlords in Calabar collect 2 years rent?

Most ask for one year upfront and some ask for two. It is negotiable, and the tenancy agreement should state the term clearly.
